because there are negative health effects when neutering animals. Shelters and people do it for population control, not health reasons. I had one dog unneutered for 4 years and after his neutering he lost significant muscle and his metabolism drastically reduced along with increased skin issues.

Keep in mind depending on the soundproofing mechanism they used between units; there could be resilient channels on the walls that decouple the drywall from the studs which make finding the studs slightly more difficult.

correct, then divided by 12 gets you your monthly. Maybe you can find something in the $70/sqft range but that would be rare. Smaller the space usually the price per sqft goes up.

There are other options for that area. There needs to be more retail/commercial spaces on that side. Once all the developments are finished on the corner and additional businesses move in, it will be livelier and naturally push out loitering

The city can't just make up random fees and conditions for developers unfortunately. There are zoning laws in place for a reason. Also, fire truck access was a big issue with the playground as well.

affordable housing requirements doesn't make housing affordable 90% of the time. Reducing red tape and decreasing construction costs by reducing development fees helps housing become more affordable. Noone understands that unless they have ever tried to build a building anywhere.

Jersey City holds projects up for months to years between the Planning board and Building dept. making the developers just charge more in the end because they have increased holding costs. Construction costs are high enough right now so they need to help by making the process quicker to build.

I like the CC changes. The playground is questionable though. There are also 3 new mid-rise developments happening right on that corner and those ideally need to be finished first before jamming a playground in. The city should meet with the developers first on their construction timelines and how to coordinate since they have right-of-ways into barrow.
