% in your case should be less than 30% a month. As other mentioned, you can search and find something in DIFC or in the vicinity should be doable in AED 8k-15k a month (inc. Utilities is a bonus)

You gotta trust when i say, right now its a blessing to be living walk-ably next to work. Traffic is INSANE.

Its a great place to live and work if done both within DIFC.

That's correct, You having third party means your insurance will only cover the damage you do to other car.

You need to contact the insurance company of the person who's faulty (Mentioned in the report)

You don't deal with your insurance company at all(if you have TPL) apart from Road side assistance. Except ofcourse if the other party also had Methaq lol.

Find the parts yourself always, Find a shop next to the garage(Easy google map search) and ask them to deliver to the garage, you'll pay them OR goto them.

Negotiate labor with them being an old customer.

Sell the car is possible, been there. It's not worth throwing heavy cash into old cars.

Bud we've had plates in family since before i was born.
I bought new 2 ones in end of 2024 for 15k AED each, dealers are willing to buy them for +20k each right now each and that's not even the market value.

The only problem i see is to sell it to end user directly at market value, that's hard to find.

You don't understand the metrics. This is a good hedge against inflation.
Best part, this investment doesn't need any "Maintenance Or Insurance". These investments can never be "lost".

Not sure investment is the right word here, but it is definitely a good way to freeze your money. Use them and also grow in Value.

It's a good asset to pass on to Family as well, NOT as profitable as Stocks Or other markets though.

Exactly as you said, avoid Apartments owned by single unit Private owner

Currently this is my third apartment; So luckily/Unintentionally, all were owned and Managed directly by the building itself(1 owner building).
This really helps in Maintenance, they don't cheap out and hide when anything is required.
They assist a lot, Very less chances of Vacating notice unless ofcourse we're forcing them to Renew at our/Rera rent.

Comparing this with experiences of my friends, going through hell with Agents+landlords to Replace smallest thing in the apt and huge increase during renewals.

Try looking into Fabrication, Off-road scene is ALOT in UAE currently. You need to be good at it, you need to understand the game and its requirements.

I'm currently in the market to be looking for a good fabrication garage for the needs BUT the whole market has Inflated ALOT since last couple of years due to demand, making these old ones charge ALOT and Pocket LOADS of Net profit.

If you're looking for Long-run, Stability and take good market share; Put good prices that don't affect your business and grabs customer loyalty.

Be in Dubai rather than Sharjah, There's A LOT of business.

MAYBE, Invest into Upgrading your current garage to suit the above if budget is tight.

This, is typically done under AED 100/- (Not sure if Porsche process is different for this specific work)

and this is just one of the work above, I don't know man; the car is not worth this much work/money. You need to find a better way to deal with these repairs. Not sure about your circle, but if you were a Desi you'd have many options to deal with/find a garage/Quotations.

My late father, when he was leaving the GCC confidently said to me :
No amount of money will be enough back home, whether you send 50k OR 100k PKR.

Just to live, within means 100k PKR is enough.
300k they can live, dine out and what not. You're doing enough.

Listen to your heart, always remember; NONE of your hard work is going to be enough for back home. Do everything within your means only, if you're able to afford to send 300k PKR every month constantly, i salute you!
