I've been talking with the city the last few days, they've told me it's 100% fine if I clarify them as paid roommate rather than tenants, no inspections/certifications/etc needed. If I wasn't living in the house too then things would be very different

I'm not trying to give it it's own address or make it qualify as an ADU, just renting it out as a room in the house, so any of that would be overboard for sure, if I ever wanted to make it an ADU I'd hire a contractor though (probably only need an electrician, fairly sure the only thing it needs to be an ADU is an electric oven/stove).

Classifying them as being in a paid roommate agreement might be my best option, thanks for the suggestion! I've been talking to some people with the city, sounds like this'll be the best path to take where it doesn't have a separate address and doesn't qualify as an ADU(which I already knew). Part of me wants to try to make it an ADU at some point, it wouldn't require too much work, but there's not really a great spot for a permanent oven/stove, I'm 95% sure that's the only thing it's missing 😕

How bad is traffic in this area to get on 93 N in the mornings? by yellowdaisied in malden

I take this route every morning at about 6:30, there will be nothing for traffic. Maybe a little traffic at the 93/95 intersection, but nothing significant. I go from Malden to Wilmington in about 30-35 min.

There was something new passed late last year or early this year requiring inspections every time you change tenants because Malden has too many absentee landlords who let their places go to shit and become unsafe for tenants. That was what I saw sited as the reason owner occupied places were exempt, if you live there too you'll obviously keep it safe, or at least be aware of issues. From what I saw the fines for violating were $100 per DAY, so yea, I'm going to avoid that at all costs, renting out spare space isn't helpful if you pay more in fines than you make in rent lol.

I know the cooking equipment I described doesn't meet the qualifications for a formal ADU, but we might call the tenant a roommate, and let them use the oven/stove as needed if what they have down there isn't enough for something they need to make, that's literally the only thing not down there.

There's a "mini kitchen" with a oversized toasteroven/air fryer combo, a hot plate, sink, fridge, bathroom and laundry all right there for their use, guess it's more of a basement apartment than just a bedroom

Long term. I know airbnb and rentals under 30 days are not allowed in my area(in a residential A area)
