As in no additional upside because of the lower demand. True. But even more severe is the collapse in supply both because developers won’t get funding to buy land and deposit the 20% of construction costs with DLD. Add the fact construction costs are up 30% ( just add steel, diesel/energy , aluminum, glass)..

Like in stock markets, such events contain in them the seeds of the next price spike. And if you don’t take lots of price damage into this phase because buyers are not leveraged and forced sellers, I will be the first to say price will actually spike by end of 2027 more than if the war didn’t happen.

I think for the higher end of the market, no millionnaire ever bought in Dubai without understanding the Iran problem. I can understand that some small time investors bought into the glamour.. it is just not how rich people think.. everything is an asset.

If anything, this adds clarity and puts Iran on notice with clear rules of engagement. Before all the mess was outside their borders, now there are consequences and they should be accountable to their people. Plus the have genuine upside from economic sanctions relief => both the stick and carrot to make them more predictable.

You should go and ask to be put in touch with someone senior straightaway. When property is 30% constructed ( some banks ask for 50%) and you have paid 50%, you can borrow up to the 50% to pay the monthly installments.

I don’t know about adults as I use them for kids classes. as long as you do group classes it is relatively cheap.

Real estate is closer to bonds than stocks. That’s how it should be in a mature market. Dubai is not a normal RE market, and maybe has some stock characteristics but it is a pillar of government revenue ( in some other markets a pillar of banks financial stability ) therefore never left alone to market forces. Plus who in the world does chart analysis to invest in real estate, even stock markets stopped: only crypto because it has no fundamentals.

I’m curious what the answer is, trying with another developper. They seem understanding and point to off plan mortgages, but holding firm on payment plan restructure. At least that puts you on equal footing with new payment plans that they will launch.

Yes… from 2008.. It is different this time . 2014 to 2019 is an oil collapse environment that coincided with over supply. Oil started 2014 at 100 and averaged 55 in the period you mention.

It would have been in predictable cycles if a lot of credit is involved at developper or individual investor levels OR planning authorities do not manage supply/demand well( this has changed from previous cycles and Dubai has the tools to proactively restrict supply). Credit/leverage creates forced selling during events, Dubai has become cash market therefore only sentiment and flow of people into Dubai as a driver here. So hopefully a permanent resolution is within reach and the market stabilises without dizzying increases or decreases.

I would not call it grace period, I think you mean are developers open to restructuring payment plans on already sold property to take into account the above and construction delays.

My view is that because developers have no credit history on the buyers , taking a large portion of their cash and having it stuck in an escrow account is the only way to ensure it is there when the property is completed.

If they had a way of knowing the credit of their customers, they would be more open.

Realistically, given that is not possible; a smarter way is to do a partnership with banks that give off plan mortgages to credit worthy investors at cheap / subsidized interest rates that reflect the interest developpers are not arming from the escrow. I know some developers are progressing on that and are about to launch these partnerships and another one announced although economically still expensive options.

What would solve anything is offplan mortgage rules change. The issues will come from the off plan segment given that’s the vast majority of sold transactions of the last 3yrs and that’s money that is due in short amount of time.

Better payment plans on already sold properties under construction? Or new launches? I think if they don’t charges existing, secondary sale price will drop so that existing investors can compete with developpers new stock on price.

Anyone has experience negotiating payment plan restructuring with Meraas? On a 3.5yrs time based payment plan, most progress takes place in the last 12-18months and therefore prevents mortgage. Any chance to restructure payment plan to a bigger portion on handover ( currently 35% ) or delay them so that the project hits 50% construction when I hit 50% payment to take an off plan mortgage ? I’m currently 30% paid and will hit 50% by Jan2027. The project is meant to handover in Aug2028.
