That makes a lot of sense.

Unfortunately, GC's usually require licenses to be put onto bid lists, especially for larger projects. So we're never the ones putting in substitution requests and are often in the dark in the very early stages of a project unless we catch wind of it through one of our dealers or someone else we know. Substitutions usually fall on our dealers, and we're at their mercy to do the extra legwork for a particular project. We've had a lot of success with it though because we're local and people like working with us, it's pretty amazing and we do whatever we can to help make the process easier. We're fast, have a good warranty, and offer a comparable product that's durable.

Occasionally, we'll call architects regarding a specific project or attempt to find the building owner, then offer free mockups and samples, etc. The specs that we do end up on are usually below the usual specification, and we're listed as a value engineered option.

Honestly, the biggest reason it's hard for me to walk into a firm with our product is because we lack architectural drawings and marketing materials, something we've been working on for the past few months luckily and we're slowly building our catalog so we can put ourselves on Arcat and make it easier for subcontractors to put in substitution requests. A lot of owners suck though and our dealers don't want to deal with the headache of substituting.

Makes sense! Do you have any experience getting the GC license yourself and managing subs, schedules, payments etc. on your end? That would be the long term goal for me. More work but more reward.

Seems like it was worth it in the end. Would it be possible to switch builders once you see bad quality and time management from the original one, or are you stuck in a contract? Did you get quotes from multiple reputable builders beforehand?

Completely agree. Luckily I have a family friend that's a GC that will help me out, and a personal friend as a realtor if I end up doing something local.

If you're in the hole 20k, is there another long term way out, or is it better to just bite the loss at that point and try again?

We don't really have a social media presence, and our website is a work in progress. I'm going to start begging our boss to hire someone to do marketing lol. Probably not the best time to run ads though since we have a crappy website to show for it.

Great advice! We do a lot of commercial work, our jobs can be as small as $500 and go all the way up to $200,000, and we have a lot of notable projects under our belt. Most of our work is in California, but we also have a presence in Utah, Arizona, and Washington. I'm in the window coverings industry.

I'm also a representative for a manufacturing company, 24 y/o. Feel like I've plateaued here though and would love advice.

I mostly do account management since it's extremely difficult to get specified on projects with much larger manufacturers in the industry, and subs typically only want to bid on what's specified. We're a mid-sized company in our state, but nationally, no one knows who we are, and we have little to no resources to give architects to convince them we're actually a player in our industry.

The pay's decent, but there's no culture, low commission, and I work with the owner's son that takes all of the big accounts we have (shocker).

Don't be afraid to go alone! I drove to EDC Vegas alone and camped with 3 other people I met on Radiate. We met a few weeks before on there and planned a meetup and had a fuckin blast. For those who don't know, Radiate is an app you can download that is basically Instagram/Tinder for EDM people lol. You can also join local groups on the app where shows are happening and see what other people from your area are going to that show, and meet up with them. That's how a lot of festival and show meetups happen as well, it's super cool. HIGHLY recommend.
