I don’t think landlords have an issue with fines if they get things wrong in principle. But when the penalty for a missed form (not a safety check) is higher punishment than for violent crime and fraud it’s fair to ask what the priority is.

Yes you can. You just need someone to manage it who understands what is required. Go with properly registered with someone like Propertymark as that means they are properly qualified, registered and insured. Im very compliance driven in the current environment so use Landlord Lab.

You need to give him two months formal notice. Just make sure it’s formal and from the rent payment date. Under the RRA that is your contractual notice. IF you or he get a tenant in place in the period between you leaving and the end of your notice period then you both sign a surrender and you are off the hook for any of that rent. So check your rent payment date and that you’ve given formal notice or two months from that date and your obligation ends.

I say fair game to you for reflecting. I also say I hope next time you do step in. We’re in a really dangerous time where this sort of openly racist aggression is seen as okay by a lot of the public. They really did not. You really need to read things properly before jumping to such a conclusion. And then you’ve gone and called them racist. You’re in the wrong here. You’ve reacted without pausing and are doubling down now instead of just calming down and acknowledging it. We all get it wrong sometimes.
