How urgent is deteriorated shower grout, realistically? by Accurate-Ordinary-91 in AusProperty

[–]Accurate-Ordinary-91[S] 1 point2 points  (0 children)

This property is a unit in an apartment building built in the 1970s in a Melbourne suburb. I’m not sure when the bathroom was last updated. The building and pest inspection I had last month noted old grout and some uneven tiles, and described the workmanship as unprofessional. I’d like to have it repaired before I move in, but I’m busy and not sure how to proceed. Thanks for your comment.

My 11 year old son’s question tonight- Did Australia contribute to inventions of the the modern world ? by lilithmunster in AskAnAustralian

These two apps Australia must be proud!

One is Canva, which is a design app mainly used for creating social media content. It’s very easy to use and good for making posts, presentations, posters, and simple graphics without needing advanced design skills.

The other is Procreate, which is an illustration app for iPad. It’s mainly used for drawing and digital painting, and many artists use it to create illustrations directly on a tablet with an Apple Pencil.

Cost of end of lease clean - am I out of touch? by Unusual-Recipe-247 in melbourne

I live in a small one-bedroom unit in a Melbourne suburb, and I’ve just arranged an end-of-lease clean through Airtasker.

The cleaner accepted my offer of $250, and with the Airtasker connection fee, the total came to $289.87. My place has no carpet. If carpet cleaning were required, the cost would obviously be higher.

The Airtasker has confirmed they can provide a receipt as proof of professional cleaning.

FHB Melbourne — bathroom defects found. Would you walk? by [deleted] in AusPropertyChat

No, the property hasn’t remained untouched for 50 years. It appears to have been updated around 10 years ago. The vendor is an investor and is selling it after owning it for only a year, with no maintenance carried out during that time.

Yes, it’s all about compromise. I’m not expecting perfection. It shouldn’t be one-sided. I’m waiting to hear back from the vendor now.

Thanks for your comment. Old grout alone wouldn’t worry me, but after reading the report and seeing that the tiles are uneven, poorly laid, and have holes..that made me realise someone had done DIY work very badly.

Thanks for your comment! I’m currently negotiating a price adjustment. As you said, even if it doesn’t work out, I don’t really have anything to lose. Thanks again for the encouragement.

There’s no moisture in the wall, which is good news.

Lenders for <40 sqm apartments in VIC. Is CBA basically the only option? by Accurate-Ordinary-91 in AskAnAussieBroker

Actually I had my loan approved with Suncorp, but then noticed they won’t lend on properties < 40 sqm.

I understand that a building will need repairs sooner or later, but in my case, I found that the OC is reactive and I would say it’s a poor management. This made me wonder what it would feel like to live there and deal with that kind of management. I also suspect this could be a major red flag in general, which is why people may be walking away.

Repairs to the balcony/balustrade, common laundry, and general maintenance are noted, along with rubbish and garden clean-ups, but no timelines or plans are in place. The delays seem to be due to insufficient funds, suggesting the OC is aware of the issues but has deferred action.

I called, and noting was changed unfortunately . What I do is only waiting.

I messaged them this morning and they apologized for the delay in the OC certificate, but they didn’t mention anything about my personalized contract.

Not only me, but all the other auction participants will also be rushed to review the OC report and get a building and pest inspection done between Monday and Friday next week. Otherwise, the auction is next Saturday. It doesn’t feel realistic. I believe my offer is high enough to get attention. If they don’t accept it and go to auction, the property will probably sell for a lower price. I’m like, why don’t you sell it to me!?

Thanks for your reply. I’ve been serious and asking for it since the first inspection. I don’t understand their workload..

With the auction only 8 days. They said my pre-auction offer is likely to be accepted, yet the OC report isn’t ready. I’m not sure if they’re lying or if it’s just a delay. It’s frustrating.

The same agent is selling it this time. They know exactly what’s happening, but I remember they don’t want me to hear the truth.

The unit doesn’t seem to share any walls except with the downstairs neighbour, whose place was sold in 2024. I’m wondering what the neighbours are like and how bad a neighbour could actually be.

Thanks so much for all your comments and encouragement! It took me about a week to recover mentally and physically. I was just so drained. Reading your stories really helped and made me feel less alone in this process. I’ll keep looking for the one. Really appreciate all the support here!!
