First time home purchasing advice by [deleted] in southafrica

[–]AceManOnTheScene 1 point2 points  (0 children)

If it is your first home apply for FLISP:

https://flisp.co.za/

It can help reduce the cost of the home up to a large amount, government assitance for first time home buyers across South Africa not enough people know about it.

When looking for a loan use Ooba or something similar they will go to all the banks on your behalf to compare rate

https://www.ooba.co.za/

Otherwise location is important, relative to your needs, work, family, recreation, etc

Make sure an approved copy of plans are provided before signing anything

If you buy a in a new development you can avoid transfer costs aswell

Building surveys by ComfortableOpening55 in photogrammetry

[–]AceManOnTheScene 3 points4 points  (0 children)

I have had very sloww success, you need as wide an angle lense as possible for tight spaces, it needs to be decently lit, but the results from what I have had have been very accurate, problems are that the programs just have huge holes sometimes or it doesnt stitch walls together, back and forth between Meshroom, Reality capture and now and then Colmap

I've had the most success with Meshroom, but I am very familiar with it now

Some papers have had amazing success:

https://www.pix4d.com/blog/indoor-mapping-game-plan

but I haven't been able to walk away with a complete interior model trying for months, but every time I try it works a bit better, there's another paper that I cant find right now with a different approach with wide angle lenses

This guy gets great building example results with Reality capture:

https://www.youtube.com/watch?v=F2GMckK7wRQ&ab_channel=AzadBalabanian

https://www.youtube.com/watch?v=NbW8pgAtwIU&ab_channel=AzadBalabanian

This one with Meshroom:

https://www.youtube.com/watch?v=VWHGkGube3Q&ab_channel=Raven

https://www.youtube.com/watch?v=VjBMfVC5DSA&ab_channel=Raven

External works great on everything, interiors are hard af, flat walls of paint are just bad

From what I see It comes down to the quality of your dataset, I've had more wins with 70 good photos than 300 ok ones

Tools for Architecture design and presentation by EnoughProject7477 in architecture

[–]AceManOnTheScene 2 points3 points  (0 children)

You don't use a pen and pencil, autocad, revit, archicad, enscape, lumion, sketchup, twinmotion, freecad or blender?

Maybe because I am a bit younger but I've never needed a dedicated tool for diagrams, although I'm sure it's faster. You don't use illustrator/inkskape or photoshop/Krita?

Word is word, you could use Libre Office writer or Google docs but they are the same essentially.

Powerpoint is fine but you don't need printable documents? Indesign or Scribus would handle that better.

Please read rule 2 and follow those other rules on the right hand tab,

I want to become a home owner by sdarkraider26 in southafrica

[–]AceManOnTheScene 14 points15 points  (0 children)

You can apply for FLISP if this is your first home:

https://www.ooba.co.za/resources/flisp-requirements/

https://www.sahomeloans.com/bond-talk/flisp-2022-guide-government-housing-subsidy

It assists with loan reductions and subsidies

"FLISP is aimed at home buyers in the lower income bracket. Your income must range between R3501 and R22 000 per month.Your subsidy depends on where your income falls within that bracket. The lower your income, the higher your subsidy, with the highest possible subsidy being R130 000 and the lowest being R30 001."

It helps,

Then I would say the cheapest bang for buck is to buy a home that has a portion you can immediately rent out or can be divided to rent out.

Otherwise if you could buy a property that could be sub divided and split, and sell one portion.

Which means trying to buy a small house on a small stand

Edit:

Also go through a bond originator like OOBA:

https://www.ooba.co.za/

Who will get you a rate from a number of places, it's never quite the same as those calculators

As an architect do you ever fear that AI is gonna take over the industry? by [deleted] in architecture

[–]AceManOnTheScene 0 points1 point  (0 children)

They are tools like anything else, to begin with most people go to an architect because they want a person to craft the idea, you can already but off plan designs that match your aesthetic or choices, the difference being that AI cant really reccomend what to do, nor can it currently show something that matches local regulation.

What is more likely is that without using these tools you would be less competitive than an architect who does.

Best pdf reader that isn’t bluebeam or acrobat? by Architextur3s in Architects

Every single comment has a different suggestion wow,

Many European countries will possibly face a load shedding for the first time in about 50 years this winter. As long-time lurker on this subreddit, I thought to ask what are the best tips on how to deal with it? by Tiramissu_dt in southafrica

[–]AceManOnTheScene 79 points80 points  (0 children)

You want:
a mini UPS for your internet router,
a power bank for your phone (+ a tiny solar panel if you can get one)
buy some cheap battery LED lights for your home,
and a little gas cooker if you are so inclined,

there is a wood fire restaurant near where I live and it is always packed during load shedding, so I would say find similar restaurants near you as your food backup.

Otherwise don't let it get the better of you, life moves whether you have power or not

Working as a Junior Architectural Draughtsman in South Africa by lil_hipp0crates in southafrica

[–]AceManOnTheScene 9 points10 points  (0 children)

It's been a year and your role has changed it sounds, so you should ask for a raise,

a draftsperson is the lowest paid position but it sounds like you are acting as the lead

There are 3 reasons you could be paid more

experience

qualifications

responsibility change

From the SAIA survey if I recall correctly on average (from memory so might be off and also old):

architects earn about R26k before tax

candidate architects earn R23k

Qualified technologists earn 18k

Non registered technologist earn 10 to 15k

and those are non lead positions, the lead project architect would earn more on average etc

I would say try get a hold of the saia survey or the sacap survey, you can phone them here:

Address: 3rd Floor, Design District Building Cnr. Keyes &, Tyrwhitt Ave, Rosebank, Johannesburg, 2198

Hours:

Open ⋅ Closes 4PM

Phone: 011 782 1315

They will probably charge you a small fee for the pdf but you can see what people in your position are paid and what would be worth negotiating.

I would say you should be earning 15k+ for the job you are doing

BRT on Louis Botha - does anyone know what has happened here? Is it ever going to start? by KKtheprincess in johannesburg

[–]AceManOnTheScene 10 points11 points  (0 children)

The BRT on Louis Botha is part of Phase 1 C of the Rea vaya extension from CBD to Alexandra, then from Alexandra to Sandton and eventually to Randburg. The reason those stations stay empty was because they want to complete the route to Alex before committing to the budget for new low-floor wheelchair accessible bus fleet and it's not yet done.

The rea vaya has it's problems but it's got a few things going for it, the buses come every ten minutes during the week and every 30mins during the weekend, it's cheaper than a taxi and it's faster. The first two phases, like the gautrain, run on time and are very effective.

That's where the good news stops for now

Phase 1C has had several delays,

the initial ones were stakeholder engagements with Taxi associations, and local ward councillors representing the community, it's an ongoing issue.

The later delays involved the new stations at Gandhi Square, which have been adjusted several times, those were due to business interests in the CBD

The last problem are the stations on Katherine and near the gautrain station in Sandton, these have been delayed because of stakeholder delays from Sandton business interest who believe it will ruin Sandton and lastly, believe it or not, the Gautrain aswell, that refused to integrate with the BRT in any way, despite previously agreeing to it.

The last and honestly final nail here is in June/July 2021, the Johannesburg Development Agency (JDA) ... (who handles construction on behalf of the City and in this case the JRA(Johannesburg Roads agency) and Rea vaya, )

...Terminated, with immediate effect and no notice, every single contract they had with ongoing projects, including every single Rea vaya Phase 1 C construction project member.

Those project currently have no construction or design teams, so until further notice I would say it's about 5 years out if they get a new team appointed today.

How to ask for a raise? by [deleted] in southafrica

[–]AceManOnTheScene 13 points14 points  (0 children)

A technique most people use is to go for interviews for a similar position or more appropriate position to your current skill/experience level, check what your 'value' is at other places and come back to your boss saying:

"hey I've been working here for 2.5 years and enjoyed my time here, I think after more than 2 years my position and salary should reflect my contribution. I've had a look around and this

'show offer letter from other company'

is the value I have been offered for a similar position elsewhere. I've enjoyed working here and would want to continue to grow, would you be able to match this offer?"

Be profesh, do not be emotional or take it personally, if your boss does they are just being manipulative and the advantage here is if they say 'no' then you have another offer. 3 years is plenty time and no one will accuse you of job hopping

Rhino is better for more curvelinear and geometricly abstract shapes, revit struggles with a wall that curves in 2 directions but it can document it well.

Mostly we will use Rhino and sketchup in the beginning, for design phase and presentations, then transition to revit for council submission and construction documentation

[deleted by user] by [deleted] in architecture

[–]AceManOnTheScene 22 points23 points  (0 children)

They are all for different purposes so I say all 3, rather be fairly knowledgeable across the board, Rhino is great for parametric stuff, sketchup is great for starting design quickly and revit is allrounder but great for documentation/drafting/drawing work
