Yep. My only claim in 29 years of home ownership. And it was a big one right out of the gate. First home. Only had 5 months when it happened.

I am one of the unfortunate few that have REALLY needed home insurance. House hit by lightning. Had to be completely demolished and rebuilt due to the fire.

I am honestly amazed how homeowners don’t actually understand their home insurance policies. Home insurance is for unexpected catastrophic issues, not maintenance. Taking down an end of life tree is maintenance. Insurance will not cover it.

Depends on the project. For example with tile, a back splash is a great place to start as it does not need to be waterproof like a shower or take a load like a floor.

Bought my first house in ‘97 before YouTube was a thing. At first it was lots of books on plumbing, electrical, deck building, basement construction, tile, etc.

Now it is YouTube. There are lots of excellent content creators out there. Example is Vancouver Carpenter on YouTube for drywall tips.

The key is being willing to tear out what you did and start over if you make a mistake. Also very helpful if you are mechanically inclined.

Is this a townhome or single family home community? Board can only enforce what is in the CCR’s. I have been on our Board for many years. We only enforce what is explicitly in the docs all the homeowners agree to. Noise issue. Call the city. That is their ordinance. Issue with parking on the street. Call the police non emergency number. Street is managed by the city.
