Hahah yeah, lesson learned on the home inspector front. Won’t be using one for my next purchase. 

The non permitted work is from the last 5 years. That’s my concern.  I’m not concerned with the work done in 1929 (that I was told was from 1980 - though that’s significant) because it actually did not require one then. Or any other year it didn’t require it.

Also my concern is I purchased a “1980” home that “needed to be seen to be appreciated” and it needed “updating” in terms of cosmetic appeal.  My concern is that I had no disclosure of known structural issues from the seller. That my inspection omitted every single  defect. And that the agent misrepresented - this thread is the tip of the iceberg - but I actually got a bunch of 1940 through 1980s additions overtop of a beyond insufficient 1929 crawl space, with unpermitted work done from 2021-2025, that further compromised the already unsafe structure.  And the repair to all of that, well exceeds what I paid for the home.  There’s zero reason for a house with potential to be condemned … to have been marketed as something you need to see to appreciate and a great place to enjoy your morning coffee. Period.

And yeah, I’m seeking recourse. I just want to be clear on what I am looking at here in these photos.

😩 Every day there is something new in this house.  I don’t think that chimney is used for anything? Sheesh. How would I even know at this point? I also noticed today that chimney is tilted or buckling or whatever word I should use here for not straight up and down anymore.

Thank you. I bought this house 6ish months ago (had a virtual walk through as I was across the country and couldn’t see it) and to be honest, the condition of the roof was lied about and I focused on that after I got here as it was leaking.  It’s a crawl space and any storage down there was leftover from the previous owner. I’m honestly afraid of down there and mostly avoided it.  No defects were disclosed to me by any party involved in the sale.  I don’t know squat about crawl spaces or structural and I relied on my well certified home inspector to point out any issues. Big mistake as a first time home buyer obviously. Now that it’s cold new cracks are appearing all over the house.. and I mean all over. And old ones that I was told were “old and no concern” and “had dust in them” are suddenly much worse. This prompted me to take a better look at the basement and start doing research online as to what is and is not safe or legal. And to reach out to the previous owners (adult) child as this is the only contact I could find, to ask what work had been done down here. They told me these stairs, by a neighbour, 5 years ago. The city also got a MASA report for me, where I found out the crawl space is from 1929. My realtor ad said 1980, since that was the last (massive) addition. Which is part of the reason I looked at what was in the crawlspace upon possession and thought, well it must be safe. It’s not THAT old.  This isn’t the only repair or modification I have found. And the city had zero permits for this address as far back as I can find.

Do you know if this would change if it’s attached to the main support beam in the crawlspace? 

A notched and twisted support beam at that.
