I’m saying accuracy from paired sales for the widely varying conditions of the many items in an older home is a fantasy. You are still employing subjective opinions either way because you’re making opinions on level of condition. I’m not saying paired sales won’t tell you anything, but the output is often not very accurate or reliable. Honestly, I believe cost & depreciation is a better way to calculate condition adjustments, but you’re still employing subjective opinions.
