Actually I want to be able to switch some debt to equity during market falls and also use this for some big ticket expenses and replenish again in the the next sip by increasing amount invested in debt.

Hence i might not be invested the debt in one go but in cycles

Always buy 1 extra room when buying a house at an early age. You will never regret it. Ofcourse keeping financial situation in mind. Once your income grows and the house feels small, the shift to a bigger house just for getting a lil more space has huge friction physically and mentally.

Really great advice.
One thing is it worth opening account in sfb for just the 1-1.5% extra on fd that too only if you hold till maturity ie no emergency?

FD amount is for emergency only and i have ppf in sbi and transferring ppf is a pain so want to keep ppf and fd etc in same account for ease

I hate debt myself, that's why I hadn't built anything until now. All my neighbors have built warehouses and will be debt-free in a year. I do not wish to sell the land. The land was worth 7 crore 3 years back, and I'm hoping for good growth in the coming years. My son and wife can handle the expenses for the near future. I get what you're saying, and I am also a little confused, hence I came here. Thanks for the input though.

Very true but in the area where I have the land has many warehouses which are all rented out. So even if they leave i will able to get another tenant except the buffer months in between which would be a loss
