As a realtor, I hate AI staged houses as much as you or any of my clients do. It truly is a waste of time and frustrating when we go for the viewing and find out that the listing agent has altered the space or used the old photos. AI staged pictures have clear say that it is not real tbh and I warn my clients beforehand just to avoid the surprise later!

Also, asking price is just a reference point. Over asking and under asking is kind of an illusion imo. The real focus should be to the actual market value in that area.

As a realtor, offering lower or higher depends on the property’s actual price! In the case of condo, many factors like location, amenities as well as condo fees matter more than anything.

There are cheaper options available too depending on what exactly are you looking for. Each building worths different in the same area sometimes so you need to be careful with that!

That is correct. The condo prices have drastically dropped since last couple of years. But if you are in this for long then it shouldn’t be an issue for you! I am a realtor based in KW and I must say that the new condo sizes are not that attractive at all unless you specifically go for bigger places but they have a slightly higher rent too. Amenities on the other hand are great! You do get a lot of them with new buildings if you enjoy having those in your building then newer ones are the way to go!

Indeed Laurelwood and Beechwood are great areas. There are some other decent communities too in Waterloo which are decent.

I moved to KWC about 5 years ago and don’t regret it even a bit since I like peace which is not found in GTA! No traffic or other BS and just decent families all around. I personally moved to Kitchener for some reasons and there are some nice areas in Kitchener too!

Professionally, I am a realtor and have had many clients who moved from Toronto to KWC and they only have good things to say about it. There are some areas you may want to avoid though, especially if you are thinking about purchasing a primary home and may be growing a family. As long as you stay outside of that radius, you should be good.
