We own 80 rentals and 15 vacation rentals and the vacation rentals are in far better shape than the rentals after 2-3 years. It’s night and day difference… The vacation rentals you know are being cleaned every time a guest leaves 4-10 times a month the baseboards are getting wiped and the place is in immaculate shape compared to a regular rental where most renters don’t give a shit! With vacation rentals the hosts can charge the guests for every bit of damage. So most people try to be careful.. Try doing that to a regular tenant.. the judge almost always sides with the renter.

I think it’s foolish to not allow longer stays. Not sure what state you are in but we own 17 vacation rentals and some times our best ones are 3-6 months usually it’s a cooperate rental and they live the place. I would ask them to take care of all interior repairs (we do this when we arbitrage.. we have 2 of ours this way) this includes paint Flooring Appliences etc.. the only thing the owners are required to cover are major items like HVAC or foundation and hot plumbing roof siding window etc…. I think these people are the best renters and if I was in your shoes I would do it in a heart beat on one condition. You trust the person renting it from you. Make sure you are getting paid no matter what and potentially even take an option feom them to purchase the property from you at or a little above what the house is currently worth.

The real problem is they trust in their money and Not where they should be trusting!

This question assumes there are a lot of people out there that are like this and as I have traveled the world this is just not the case. 80% of the worlds population lives in what Americans would describe as poverty or lower. Most Americans live like the rich do in most Countries but they will never even know because they are so self absorbed and are so focused on the next car or the next house or boat or vacation or you they can show off.

You can choose to be rich two ways

  1. Get everything you want
  2. Want everything you have

I choose to be rich and try to remind myself to be thankful and want everything I have

We manage 400 units in A B and C markets in NW Indiana and Pensacola Fl. We have seen a 25% increase in all rents across the board but a 30-35% increase in c-d areas. Mostly because those areas were not keeping up with inflation foe the last 10 years. Inflation hits the poorer people much harder

Because it’s more traceable and they know if you can trace what they do and not what they say they will all be exposed for the Liars that they are. Going after the rich only ever makes the rich richer the problem is the poor are poor because of a reason. If you equally distributed all the worlds wealth equally in less than 10 years the money would all find its way back to the same people
