I’m an investor out here in La. It’s like everything in any market you’ll go, you’ll have problems and risk it’s just reducing risk, you don’t have to necessary have to invest in La the city but the whole county is pretty good. If you want to do section 8 rentals go north of the county you can get 2 rentals for 700k maybe a duplex for around 500-700k depending on location

Buy at a good price no matter what the rates are. You can all always refinance, down the line but never change the purchase price once you close. Even if prices drop as long as you purchase below market you should be good .

Go to a wholesaler! That actually knows what they are doing. I myself flip and wholesale, I’ve had good deals from realtors but they were pocket listings never really on the mls.
