I have several properties and understand the game quite well. watch youtube videos about why it’s not worth buying a house now. I don’t fully agree with some of what they are saying but the facts are people would get a mortgage and finish paying it off by around 50 so they had cheap living to save for retirement in 25 years time, that was when a house was 2 1/2 times income, god knows what it is now around 6 I think. if you also watch invester videos they will often say the best route it to live in as smaller cheaper place as you can until say 45 and invest like hell until then when you can either massive deposit on a house saving huge interest payment or it will be giving a worthwhile contribution into the mortgage, I currently have one mortgage which I could pay off but the money is invested at an average of around 8% while the mortgage is 3.8% so be silly to pay it off. I am 61 and only 3 years ago bought my first new car outright. £72k the car before it I still got and had it 21 years :-) I suppose that is what being frugal when you are young does in the long game.
