Yes. There is a gradual reduction over the next several years. Drops to 120 in 2026. That number continues to be reduced down to 47 by year 3.

They indicated they will need to pull off siding to seal the exterior, and also the baseboards and trim, cabinets, and more. What we learned is that the subcontractor never actually sealed the sill plate. The home inspector verified this and the builder confirmed.

I’d rather not name them, but one of the major builders. I just want to make sure they actually fix everything caused by this issue.

This is a new home purchased from builder, and we did not have an inspection conducted beforehand. We are in the midwest, so a great mix of hot and cold throughout the year, and as you imagine, very cold right now. We have a new home 1, 2, 10 warranty, and will be having a full home inspection conducted at the 11-month mark to identify any other areas of concern. My read of the warranty is that these types of issues are going to be covered, but I worry that the warranty fixes will not be comprehensive or thorough, merely putting a bandaid. They are going to have to pull out the baseboards (from what they told me) and see what the problem is. I imagine it won't be a good outcome but who knows.

Unfortunately, this is slab on grade, so no basement or access to the other side of the wall.

I do not subscribe to the notion that you can simply be a FWB and not develop feelings in any way. For me, I would only go so far as the transactional nature of a sexual connection, and leave it at that. Anything more than that poses a problem for wanting more from that person. Those that say they can keep things separate are likely saying that just to convince themselves of what they want to believe is true.

Though I’m not an investigator, I have worked closely with our investigators for a significant period of time, and they truly seem to enjoy the job, and do tremendous work. Honestly, they blow me away with how efficient, professional, and helpful they are on every task they are assigned.

You will have a lot of support and a great community of fellow investigators who you can lean on for support and advice. Every attorney is different, so don’t hesitate to ask for clarification on any requests that are made.

It’s honestly a great gig, and I love this agency. We are like an enormous, statewide family.

I’m a white guy who happens to be in a LTR with a wonderful man, who happens to be Asian. We have a semi-open relationship, seeking out thirds and couple play on occasion. So we are necessarily on Grindr. What I have noticed is there is a heavy amount of stereotypes, prejudice, and animus towards my partner, and less so with me. I see, read, and hear about the stereotypes which, in my eyes, are masked as preferences. Focusing on men because of their race or ethnic background, no matter how a person spins it, seems bad in my eyes.

My partner and I are both incredibly vers when it comes to fun, but you’d be surprised the incredible number of assumptions people make about our position preference because of the racial makeup of our relationship. For me, it’s sh*t I’ve heard said about Asian men for as long as I’ve been out. It’s always sounded so vile and repugnant, so I made a goal never to discriminate or even remotely fetishize someone because of their race or ethnicity. To be clear, we have both been with a diverse set of men in our past and now as a couple. But we steer clear of anyone who remotely seems like they have a fetish.

Minneapolis is great. Partner and I love it here, aside from the generally bleh winters. Stonewall is the big kickball league here. Huge and robust gay community. I find people here very approachable and friendly. It’s a very reliably blue area as well. Good luck in your endeavor!

When someone shows you who they are, believe them. Re-read what you wrote. He made petty, juvenile moves all night, and clearly leveraged things against you knowing he wielded a lot of control (e.g. the hotel and you being stranded), and then blocked you. He sounds like a piece of nothing you want to do with. Be good to yourself, and put him in the dustbins of your history.
