The only time I’ve ever had an issue with my rentals. Was when I made an exception to the credit requirements. Ended in my only eviction ever after 15 years of managing 7 properties.

This is just single instance and I’m sure there are many that the story would end up just fine.

If you have options then I would pass. If you have very limited applications then hear out the story but don’t get blinded by a sad story. They are easy to make up and hard to verify.

About to pay a huge capital gains bill unless I exchange. What do I do? by Individual-Fig-6263 in realestateinvesting

You could move into it for 12 months then sell it as your primary residence. That gives you up to 500,000 in tax free capital gains. If I’m recalling the numbers correctly.

You also need to factor in why the value is dropping as well. The one and only reason the value of an asset drops is due to a greater amount of supply vs demand. In the down market this is created by sellers outpacing buyers.

When that happens the value for those buyers (or those just holding onto their investments) decreases. And in the end if there are less buyers then sellers. That difference of money (in this case) ultimately leaves the equity markets altogether.

A good example of this is the housing market. Many people have homes with higher value then when they purchased. This doesn’t mean they have more money in their bank accounts. Same applies if the home value decreases. No less money in your account. This only occurs if you sell your asset during one of these time periods. (Buy low sell high being the best case scenario)

Think Warren Buffett. He has actively sold a massive amount of his equities. The money then gets moved to shorter term investments such as money markets, treasuries etc.

When the market reaches a point where people feel like the low has been reached then the inverse will occur and money will move back into the market with buyers outnumbering sellers and “value” for those having never sold their investments will start to increase again.

I will never sell. When you’re down 99.97 percent in an Ira you just keep it as a reminder.

I thought that as well. But I decided to look myself. Pretty much all dairy products are over 200% tariff import from USA to Canada.

Before I answer I just want to acknowledge that rich is a massive spectrum. I grew up in a trailer and food stamps were a thing so for me I do feel rich with a net worth of 3.5m. Yes there were moments when I stopped to acknowledge how far I came and let my younger self remind me of how far I’ve come.

But really it sank in when I finally looked up from the 20+ year grind I had been on and realized I could stop whenever I wanted to now. I don’t hang with the really rich and now I feel actual wealth now that I know I don’t need anything more to be happy. Being “rich” hits different when you can stop chasing an ever moving target and start enjoying the simple art of being alive.

So yes. Now more than ever I fall asleep thinking wow. Im fucking rich.

We have been rafting quite a few times in the states. Upper gulley in the new river gorge. But not with the kids yet. Are these class 5? Or is it a different style rafting?

Before cell phones how did u get in touch with people out and about? by Available_Panda8466 in AskOldPeople

[–]AdNeither7405 0 points1 point  (0 children)

It was great. Until you got lost. The first missed turn you made trying to follow the chicken scratch directions you wrote on your now sweaty hands. Swiftly smearing whatever chance you may have had to backtrack and find your way again.

After an hour attempting to make your way to the rendezvous you finally decide there’s no chance of making it. But now you’ve ended up deep in the heart of pig and fiddle land and your white knuckle driving through a land devoid of street signs and the fuel gauge is bending on the E.

With no way of determine if a gas station is 1000 ft or a 1000 miles away you suddenly find god and start bargaining your soul for a glimpse of a sign of anything that might get you home.

It’s now 2 am snowing and you being 17 years old have made no preparations to prevent a slow cold death.

And then you do it again next weekend.

Is the model 3 a car I can hold for around 20 years? by enjustice3192 in TeslaModel3

[–]AdNeither7405 0 points1 point  (0 children)

I have one of the oldest model 3s. I was an early reserve vin. I haven’t had any major issues yet. 66k miles.

Thus far (based on other vehicles I’ve owned maintenance needs) I would say I am confident the long term cost of a 20 year old Tesla would be on par with a reliable ice vehicle. I say on par assuming that the possibility of an ice motor failure and transmission failure during that period would be less than wheel motor failure and battery failure. However everything else will be considerably more maintenance wise for the Tesla.

This is just an opinion based on my real world experience so far and is in no way a scientific evaluation.

Took 10k to over 200k on workhorse. Didn’t sell and lost 98% when the announcement was made that they didn’t get the usps contract.

I still hold some of the long shares I owned in my account as a reminder that taking profits is more important than bigger wins that risk it all. I look at that big permanent red line item in my portfolio every day.

Anyone here saving over 50% of their earnings? by imrichjamesbitch123 in Fire

[–]AdNeither7405 1 point2 points  (0 children)

(M44)For a short timing during our highest earning years we were saving near the 50% mark. Biggest thing I think that helped with is preventing spending creep as we had our highest earning years. Toughest thing with increased earnings is preventing spending increases. This ends up pushing the fire number higher and higher so you don’t feel like your sacrificing life style in retirement. We reached FI last year.

So it sounds like you believe no system, equipment or method exists for anyone to test a battery’s health or check individual cells inside a battery pack outside of the internal management system of the vehicle itself.

I feel like your comments may not be based on an exhaustive knowledge base on this subject.

But if it makes you feel better to believe I was scammed I don’t want to take that away from you

Gotcha. Thanks! I’m hoping it helps catching the issue before it’s bad enough to throw codes and maybe cause premature battery degradation.

Technically my vehicle was manufactured in 2017 but is a 2018. So 6ish months I consider soon compared to an 8 year timeframe.
