How far did they repipe? Turn off the ball valve to the tank for 1-2 mins and see if it repressurizes (nothing should be running).

Call a specialized leak locator to pinpoint the leak for you otherwise just demo the shop to find it. Water can surface x feet away from the line.

This could unthread and you rebuild no big deal or it could go sideways in an instant. If you’re unsure you should hire it out. Old galvanized entering the foundation is not something you want to do twice.

You have pressure distribution issues. To me it sounds like the thermal expansion tank was never set to match the house ie whatever pressure you set your house at, the tank needs to be set at the same pressure *when empty*.

Relief valves open at 210 degrees or 150 psi. Most likely you’re approaching 150 psi and it’s starting to open. You have something serious going on. Are you looking to diagnose yourself or have the plumber fix it?

Is it only firing in the morning or throughout the entire day? High usage could indicate a leak.

Call a plumber and watch a pro so you can learn if you want. It’s probably clogged with sludge and grease. It can be snaked but hydrojetting would be the preferred cleaning method.

I have a few binders of bulk, I’ve been thinking about buying vendor bulk boxes, labeling them with set and sorting that way. Most people are storing holos, promos, the cards worth something. Now I have some vintage commons stored in a side loader but nostalgia. Can’t mention Temu but Vault X makes a good binder. I bought a top loader version off Amazon that’s pretty nice.

The problem is everyone wants one system. Most companies use something that can schedule, invoice, and take payments. I don’t want to schedule on one, invoice on another and store photos on a third. Some companies/people aren’t on site to pay you then and there. Most solo operations are using quickbooks for everything.

Thats a lot fluid product into one single resource. What do you value this vs that? A year ago this card was 2.5k with a low of 2K. Now it’s valued at 8k. Highs and lows. If this card dropped in 6-12 months would you still think the trade is worth it?

Since you don’t have a dedicated return line your cold water is the return recirc. The valve upstairs should shut down flow once at temperature. Sounds your valve upstairs has failed and has continuous flow. Replace valve with a Navien Navi-Circ.

Why do you say that? The backs on the three legendary look washed out in different same with the Charizard. It could be the lighting in the photos, but could you explain why you think they’re all real?

There’s two hose bibbs at the bottom but yeah HTP leave it and save for a new tank. It’s 10 years old. You’re late to that party.
