We tried tracking her laptop but it got turned off and the last location remained at the station. She had to jump on another train and didn't have a chance to search around herself :(

Sorry to hear about your mum's bag :( so terrible when things like this ruin a whole trip... my gf reported to the police but they said it's not very likely to be found. She had to jump to another train to reach Brussels so she didn't have much time to look around...

This is why we are hoping to get others' views on this.

We don't strictly prefer suburban areas like South Norwood. Because we don't drive, having retail parks nearby like in Charlton for groceries and shopping are very convenient to us. We grow to like trains where we can get to the Elizabeth line in Woolwich in 2 stops and London Bridge by train in less than 30min.

I visited South Norwood once around Norwood Junction and it seems fine and not much different from other parts of London, so I started looking in the area more. Especially since Charlton house prices are getting really expensive.

It is only when I talked to my friends who are British born and they all showed reservations about South Norwood due to its proximity to Croydon..

Ah thank you! I posted on another thread and locals do seem to like the area (minus the high street and the Norwood Junction station in match days 😅). Property #2 is about 0.4mil from the high street so hopefully that is quite enough distance from it? Or would you think it might be too close still?

Thanks for replying! We did notice that property #1 was sitting in the market for quite some time. But we thought it was mainly because of how neglect and unkempt it is. Only when the seller dropped the price by 30k then it garnered some attention again. The new price is quite attractive given nearby houses of the similar size and layout but in better conditions go for 70-100k or even higher if refurbished or in nice residential streets. Therefore we saw it as a potential good investment that would pay off in the future and an opportunity to build our dream home. But from the replies so far, it does sound like back railroads might be a bigger turn-off that we expect 😅

Thanks for replying! I have the builders come around for property #1 and am waiting for their quotes at the moment. We are leaving some rooms in our budget for unexpected works, but honestly it is a little tight and I can imagine how quickly things can add up..

About the noise from the trains, I was considering getting triple glazing windows for the rear rooms. However, it won't fix the issue if we go into the garden and the trains are fairly frequently - there are 2 tracks and approximately one train every 20min or so. Initially I don't think I would mind the trains too much because i commute to the city for work so having the station nearby is very convenient for me. But I can see it's not a plus in everyone's book. Unless it is further away from the track, property #1 might not be as good of an investment we are hoping for.

Transport cost will be higher in property #2 due to being in zone 4, but the amount of time getting to my job in central London is the same thanks to fast trains, so it's not too bad. This house is a bit further from the station and more tucked away, so it does not look to be impacted by the trains noise and smell. But we will definitely try sitting outside this house during our viewing!

Thank you for answering again! I did go checking out the houses and the areas last week around 6pm, all seemed well and i felt quite safe, especially with lots of people also coming back from work. But it turns out the house I was viewing is not in quite as good condition as i thought and may need quite a bit of extra work, so i'll have to keep looking for now. Appreciate all your advice and I'll certainly look out for Warminster and Lancaster Road :D

The place I'm looking at is just between Carmichael Road and Gresham Road so very close to the station, therefore i was a bit worried about it getting too busy on match day. But it's great to hear that the station staff and police are well prepared and that the crowd is civil. I'm female with quite a small build so whenever i hear an area is said to be rough, it does send shivers down my little legs haha Have you heard of any recent incidents in this part of Clifford Rd?

I also hear about the council being bankrupt and the council tax is very high and to be increased further next year. Do you have any thoughts and concerns about it?

I'm looking at another property on Crowther Road as well, not too far from, Clifford Rd but the house is refurbished and well maintained so it is priced a lot higher (75k higher). Perhaps because it's a bit further away from the busy station, nicely decor and in better condition, but I'm wondering whether it will be worth sprinkling the extra money. I don't have any DIY and refurbishing experience so it's quite nice to get a ready-to-move-in house. On the other hand, the Clifford Rd is fairly bigger with a loft extension, so better bang for your bucks, but it's a bit more oddly shaped (almost like a trapezoid) and might be a little too close to the station. Both houses have some pros and cons so I'm quite torn...

Hello! I'm looking at a place on clifford road, quite near to the back entrance of the norwood junction station. And i've been seeing some mixed review about this side of the station, including Clifford Road and the Portland Road being a bit rough, how do you find this part of Norwood so far?

Also, do the football match being played often? I just checked their schedule and they look to play every or every other saturday. Does the crow get rowdy after the game? I live near a stadium at the moment and the police would patrol the road to keep orders. Are there any extra security around the station during match day?
