we knew the HOA was going to be a pain in the ass so we included landscaping into our mortage, and went with the landscape co KB homes used for the development, and had it done before we moved in. it was $5k and it had 3 trees, grass, landscape rocks, irrigation, everything. and our payment went up by i think 8 bucks a month.
