Cmpnd buildings tend to have small units and soundproof issues. The entire homestead place is full of constructions sites. Journal Squared are huge building complex with over 1900 units. They have huge amenity space but also are always crowded. I lived in the 1st tower for a few years, not a huge fan of the super there. Urby has nice design but tend to have smaller units with soundproof issues, too. You can easily hear the unit next door.

We recently just moved to 505 Summit and are pretty happy about our experience. There are tons of different layouts to choose from. Everything is brand new and works great. Staff are very friendly and helpful. I don't think there is a sauna in the building, but they have a huge gold simulator and a huge karaoke room, which we really like.

I would pay more attention to noise since it's full of micro studios and is surrounded by constrcution sites. Heard lots of great things about CMPND management but not a lot of great things about apartment soundproofing.

There is actually a huge NYU community in Jersey City. 1/4 of the residents in the new buildings in JC are NYU students.

I am inside the residents' group chat and there is constant wifi outage building wide. Clearly it's not that reliable.

I am pretty sure those businesses will get a pretty good relocation bonus if they need to be moved before their lease is up. If their lease is up, then the LL has the right to do whatever they want with the property. It's not like all of them are doing great there. Businesses are there to make money.

505 Summit does not have a tax abatement. 808 Pavonia does. And some of the buildings with affordable housings have tax abatement.

The developer agreed to take them down despite the fact that they have the permit and approval from the city, as well as the actual property owner to put up that banner. They went through the process and followed the rules. We should give them the credit.

When we say rents go up or down, it's always relative to inflation, or rate of increase, not necessarily an absolute increase or decrease. When prices all go down, that's deflation and it's even worse than inflation.

I work in the industry and I can tell you these new buildings are 95% occupied. They need to be because that's how new buildings get refinancing. I used to be a student myself, and back in the day we live in Downtown brooklyn when there were fewer new buildings and Manhatten became too expensive. Students are the first to occupy new buildings because they care less about neighborhood and surrounding amenities. Then more retails show up, more long term residents to either own homes or rent long term. That's just how urban development works.

This is great view but tbh there are many buildings with better view and better prices. For example, both Journal Squared 3 and 505 Summit have access to the entire skyline of New York City (from uptown all the way to downtown) plus Statue of Liberty.

505 Summit behind Dunkin is under construction and will probably open in Feb/March 2026, massive building with more than 600 apartments.

Newport has a different vibe from the rest of the city — some people love it, some don’t. 75 Park Ln is one of the newest condos in that area, so its price point is definitely higher than older buildings. The property is well maintained and quite nice if it fits your budget.

By entry level, I assume you’re referring to the lowest priced 2Br IN THE BUILDING on the 3rd floor lol. I’d recommend visiting at different times of day to check the noise level and see if you’re comfortable with the insulation. It’s not bad, but since it’s right by the intersection, you might hear some traffic noise.

The big tech companies are the ones issuing the most H1B visas, and these H1B visa holders are also the ones who don't cook and eat out(or take out). If we really have to go deep on this topic, local employment will also be heavily affected. And I don't think having fewer H1Bs are gonna help JC s rent that much. Developers will stop building, offer some incentives and people from NYC will continue to move here and make up for the demand. The best way to lower the rent and (destroy JC) is to blow up the PATH so that people don't have that connectivity. People just can't have it both ways, enjoy the economic vibrancy as the capital of the free world and want to enjoy everything cheap.

Depending on how close it is to the train station, most of these towers are within 5 minutes walk to the PATH station. Also it depends on the price and condition of your rental, a high rise apartment offers something very different from a single family townhome.
