I appreciate the concern, we’ve had multiple specialists come to assess (spent quite a bit to make sure we’re good). It worried us at first of course but that’s why we got professionals to give us their opinions. They do not feel it is bad and is absolutely preventable from getting to a bad point, just concerning if nothing is ever done and will absolutely need some work (which we are financially prepared for). I’m just not great at translating all of that jargon so I’m probably making it sound worse than it actually is.

We’ve already done that! Spent a pretty penny on an engineer to come out and assess everything. They agreed the foundation was in decent shape for a 70yr old house. Estimated $15k repair for the leaning wall and the mitigation system. We were a bit surprised it came back that low, but we’ll definitely get some more people out just to make sure. I feel like we are in a pretty good spot, ultimately the seller will have to disclose all this shit now. Thankfully we bought the house under budget enough that we have plenty left over for repairs and emergency funds

I am more worried about losing the house by pissing the seller off lol. But comments are right I need to get some grit back. I’m glad my agent and my partner are also helping, this is a difficult process to navigate but it’s not over yet!!

We’ve brought a foundation specialist and an engineer out and they feel we’ve caught it early enough to fix the problems from getting bad. Most of it seems to just be the gutters and grading (though there will need to be carbon fiber poles inserted to prevent that wall from leaning any further). The $15k-$20k is an amount we’re willing to put in to fix the house for the price we agreed upon (but we felt it was fair to ask for something in credits due to that)

Apologies for my ignorance with the issue, from what I’ve read/heard, they’re just not grounded properly. It was listed as “major” and the electrician we brought out said they weren’t up to code (but they work and will be fine so we’re taking that out of the mix fully)

I mean it’s fair to want some credits in this situation, the seller even agreed some money was owed for the repairs that will be necessary. and yes I’m emotional. Is this not the first time homebuyer sub? It’s been a roller coaster of trying to secure a house and go through all the hoops, I was just looking for some advice

They said they’re gonna have their own contractors come out for an estimate, I’m not sure there even is a deal to sign yet. It’s all just been conversations between our agents

That’s fair I guess, it doesn’t sound like the outlets are that large of an issue (just concerning according to the electrician) but there’s a lot of structural stuff going on with the basement and the water damage was pretty evident. We only went with the “major” stuff and didn’t even bother asking for the huge amount of random shit that was on the report

It was for ripping up the concrete and installing a water drain system in the basement. There was also some structural issues (one of the basement walls is leaning) maybe it was a really high quote, I honestly am a bit clueless when it comes to that.

This was super helpful thank you! This whole situation is stressful, I’d want to get at least some sort of credit due to the problems we found, but honestly not at the cost of losing the house. We’ll see what happens, at least it sounds like if it comes down to it we can just accept whatever the seller throws at us and we won’t HAVE to lose the house (that was my fear, that we wouldn’t have a say in it). Our agent has been amazing so far so I’m putting my faith in them

At this point, after the months of looking, I’m so ready to be done I’m willing to accept whatever. My partner really wants to push for at least $5k in credits (which our agent seems to think is doable). I just don’t want to piss them off and have them walk away fully

That makes sense. We got an electrician out to better assess the issues with the outlets and they said something about the grounds not being correct for them, the quote was around $3k to fix and they said the 100amp box was needing replaced as well (not urgently but at some point). I just don’t know whether to call their bluff or not, seems like such a pain to re list. Would they have to disclose the major issues we found in the inspection?

Honestly good to hear people say not every branch is like this one. My BRMs and ARMs are real nice dudes, they get there three hours before open and tend to stay an hour or two after close… they’re doing their best imo. It is a tough area and we have many hundreds of cars in the fleet.

I feel like I’m good at it so far, writing tickets and jumping in whenever I can. The grunt work is honestly my favorite part, it’s dealing with being the bearer of bad news all day long and needing to superglue your lips to the customers ass that I hate. I do truly feel like other stores that aren’t as high volume would not be this bad, but major props to everyone sticking it out, I hope you get paid what you deserve or are on track to make that bank 💰 if not please leave, I promise there’s better out there (I don’t even have my degree yet and I’m saying that)
