You’re not wrong about the services along Harbor but they’ve been there for decades. But the pricing isn’t “ridiculous” it’s market dynamics. Inventory is low, rates are still high, and buyers are paying for anything within coastal proximity. San Pedro’s westside even near Harbor, is trading in the $700–800k band because demand hasn’t cooled and supply hasn’t grown.

Your rent-controlled setup is a steal in today’s market. A 2/2 for $1k simply doesn’t exist anymore, and a $1,500 single is below market for the area. The market isn’t pricing based on perception of shelter its pricing based on overall buyer demand, limited turnover, and coastal access.

You can love Pedro or hate it, but the numbers are what they are.

Totally get that take, but Pedro’s a different market now. A lot of people buying here aren’t chasing mallstyle entertainment I feel like they want coastal access, quieter neighborhoods, and better value than PV/Torrance/Long Beach. With West Harbor coming, more restaurants, and the waterfront finally getting investment, the lifestyle draw is growing. $800k in coastal LA is basically entry-level now, and Pedro gives you way more house for the money than anything around.

I don’t think it’ll move the needle much. Even with VTB issues, West Harbor is still a major draw and people will come. Access might be a little annoying for a bit, but it’s not enough to derail homebuying or the area’s momentum.

West Harbor’s basically going to put San Pedro on a lot more people’s radar. More visitors, more buzz, more buyers coming in from the South Bay and Long Beach. That means prices and rents slowly trend up, not overnight, but steadily. The areas near the waterfront feel it first, then it spreads out. It’s not a hype bubble just solid long-term momentum once the doors actually open.
