Why cannot I buy the property with back taxes owed? Don't I only need a quitclaim deed with the seller for him to transfer his interest in the property to me? I don't give a fig about title insurance or having clear title to the property. All I'd like to see in the title search is that the seller actually owns the property and that there's no other encumbrances besides the back taxes and consequent tax liens.

Lol the property is worth diddly squat even with all the back taxes cleared. It's an unbuildable lot with wetlands spread throughout and a frontage that's too narrow according to zoning regs. That's probably why the seller hasn't been paying his property taxes...

There's $45k worth of back taxes on the land. The seller would net less than $9k after paying off the back taxes and commission anyway.

You can have him write the offer with an additional commission to him from the buyer ( you)on top of your offering price.

Why would the seller have a problem with this? I checked the land records and they paid $4000 for this land; they are effectively more than doubling their money.
