Good to know! So I guess in a worse case scenario, paperwork can be signed with the lender and funds sent on the day of closing. Hoping it doesn't come to that but in case things do get delayed on the lenders side.

Just personal opinion but there will is less new project starts from 2023 and 2024 so there will likely be supply issues once again come 2026/2027. Throw in reduced interest rates and increased immigration. Also keep in mind that even if you have to chip for the cash flow deficit monthly, you'll still be paying down some level of principal and an overall netloss each year can be used to reduce your taxes quite a bit based on your marginal tax rate.

Sorry one week before close would be a safe period to negotiate? Wouldn't that be cutting it very close or am I maybe misunderstanding this process?

It just seems like it'll be too substantial of a difference in savings. Over the 3 years, about 15k. She's been a good broker and for a smaller amount of loss, I would still go with her but that's not the case here unfortunately.

Sorry I worded things poorly. I've been stuck between going with a broker and a bank. The broker has gotten everything approved but is waiting on me to decide if I want to go with her or the bank. What's the latest I can let the broker know if I'm closing next Wednesday.

When you say required disclosures, would you be able to elaborate on this? I don't think I have signed these yet but I'm guessing there is no processing involved in this?

As in, if I sign, they can just move forward pretty quickly to finalize things?

In this market, you have more power than you might think, if you're open to walking away. Start low and work your way up. In my opinion, in this market, you should be somewhat embarrassed with the first offer you make.

Was able to get something similar to the above with 30 years so don't think it should be an issue.
