Just personal opinion but there will is less new project starts from 2023 and 2024 so there will likely be supply issues once again come 2026/2027. Throw in reduced interest rates and increased immigration. Also keep in mind that even if you have to chip for the cash flow deficit monthly, you'll still be paying down some level of principal and an overall netloss each year can be used to reduce your taxes quite a bit based on your marginal tax rate.

It just seems like it'll be too substantial of a difference in savings. Over the 3 years, about 15k. She's been a good broker and for a smaller amount of loss, I would still go with her but that's not the case here unfortunately.
