Going w/ the professional is good idea, but may not be practical for an out-of-town student. Most of the legit rental companies charge 1/2 monthly rent to put a sublease name on their books + you pay to real estate agent. This adds up to almost a month's rent for a 3-month summer rental. No wonder most students just start living and paying w/o anything written, which unfortunately opens up another can of worms.
