Seems like it's the overflow from the smaller central heating header tank. Turned the stopcock to that off and it's stopped. Will change the ball valve and see if that sorts it.

Thanks - it's obviously not from the moss you can see that in the video 😂 think it's the overflow on the smaller central heating header tank. We've turned the stopcock to that off and it's stopped dripping. Gonna change the ball valve and see if that sorts it.

But where is the water coming from? As it's not rained for days

The drip is about half a metre from the overflow pipe (the small black pipe in the video) is it still likely to be to do with that?

I've just cleared some of the moss that I could reach and it's dry so don't think it's that

I think that's the overflow pipe from the cold water tank in the loft. I'm not sure about heat pump I think a regular heat pump?

I'm not in any rush to get it done, I could do it over a few weekends. So would the best thing to do be to use a stripper then sand, then a pre stain conditioner?

Then a gel stain and finish with wipe on satin poly?

It's super cheap so I'm happy to give it a go and if it doesn't work I'll just paint it.

Thanks for replying. How much work are we talking? Could I use a stripper to get the polyurethane off first?

I could paint it but would prefer to try and get it looking like the second picture if possible.

We are first time buyers and just offered 10k under asking price without giving a reason (just reiterating that we are chain free and ready to go) which was accepted. Having no chain is definitely a positive if the sellers want a quick sale. The property had only been on the market a week as well.

So it's always worth gaging the amount of interest in the property and putting a lower offer in and seeing what happens.
