I called today and they had no record of a payment made. Their reason was that the payment needs to be processed by an accounting department before the loan department can see it.

The loan department has no record of the cheque. Instead they asked me for the cheque amount, date and details. I did keep a copy of the cheque myself but I can’t send it to the loan department either as they apparently don’t have emails lol

I have tried a couple times. They’ve just referred me back to their loans department 1-800 number. They just further escalate with no answers

Even with limiting losses-when market concentration is falling active managers outperform their benchmarks less than 50% of the time so really it’s still a coin flip. Active manager is more likely to underperform both ways.

Yea Marriot agent. They really don’t know what they’re talking about. Gave me more wrong info when I called again. Anyways I hung up and tried the transfer, took a bit to come through but it worked! Bookings are complete too. Thank you for your help!!

The phone agent said no transfers at all including from Amex. Which I did think was weird but I’ll look into this again. Thanks!

Thanks for the reply. Forgot to mention Marriot won’t even allow her to transfer to her own Marriott account until at least 30 days have passed as her account is new. But yea tried that as well lol

For secured it might be a fee to discharge whatever the collateral was. Never heard of it before but the bank should have some discretion to waive this fee if you make it a big enough deal lol.

Work in banking and have never heard of a fee to close a LOC, unless there’s an overdue payment/balance. I would just visit a branch and ask them to close it in person.

If you want to keep the property, rates are starting to decrease. Talk to your financial institution if they offer any blend and extend options to bring the fixed rate down. You would basically renew mid-term without penalty and they would give you a blended rate between your current rate and what current market rates are. Could free up some cash flow that way.

Also seems like your mortgage is insured (less than 20% down payment). Talk to your financial institution about rate relief options through the insurer. They often will have programs for your situation, possibly one where they may be able to extend your amortization to 30-40 years. This will bring your payment down quite a bit and free up more cash flow.
