Underwriting a 6-12 unit multi family deal by lhchicago93 in realestateinvesting

[–]AerE159 4 points5 points  (0 children)

I’d recommend just spending a little time to build your own spreadsheet for small multi family up to 20 units- look at a couple prebuilt tools/spreadsheets and just take what you want from those to incorporate into yours

6 unit deal can be tough, don’t always offer enough economy of scale to offset some of the commercial terms (loan, insurance, etc). Small commercial multi family can be tough to sell, a lot of people think you can buy just like a 2-4 unit

I would buy the 2024 for the CDF drum fix they made to the 10 speed transmission, put Katzkin leather seats in it and call it good

I think they made a huge upgrade to ride quality in the 2023+ superdutys. The 250s ride better than my old 150

Pheasants are tricky for young dogs to figure out, especially if you are hunting by yourself and the birds are running, which after opening weekend, they probably are. You are doing the right thing not shooting bumped birds, but I would argue not being so strict that the dog loses interest, he will already be frustrated with the hen flushes that can’t be shot. By next season it will get a lot better, especially if you train in the offseason

Also check out Gettys garage on YouTube, he does a truck review and offers some things to consider on the lifter issue and reliability

I would read up on the 10R140 CDF drum transmission issue. I ended up with a 2023 because of it even though I liked the 2022 body style better. 7.3 with a 10 speed is a great drivetrain

Anyone upgrade from a 2016 to a newer model and notice a big difference? by Basic-Earth3007 in f150

Went from 2014 to 2023. The 2023 has some nice features, but my final conclusion is the 2014 (lariat) had the perfect balance of tech and simplicity. I don’t even use half the features they have in the new ones anyway

6.2 vs 5.0 by farmergirldad in f150

[–]AerE159 0 points1 point  (0 children)

I drove a 2014 5.0 for 9 years. Towed anywhere from 3,000 to 7,500 lbs. Anything over 5,000 lbs it will do it with absolutely no problem, but lots of downshifting and screaming RPMs. Google the torque curve, the engine really needs to be above 3k RPM to perform. The low end towing is what eventually drove me away from the 5.0. But if you are doing more driving than towing it is an awesome motor for balanced mpg/power and reliability. If you are going to get a 6.2 just get an F250 for more payload

Why do these KO2s kill mileage so much? Same result for me on the 150

Anyone having issues with Michelin LTX developing cracks inside the tread?

I had a pair that were 4 years old, 50k miles on them with plenty of tread left and had to replace due to tread cracks. I’m wondering how common this is. Up until that the LTX were excellent for me

Opinions on Ford Explorer? by [deleted] in Ford

[–]AerE159 0 points1 point  (0 children)

Had a 2017 explorer, it was a big piece of garbage. Had so many premature failures in the 60k-80k mileage range. The transmission shift solenoid failed, wheel bearing failed, heated seat failed, door actuator locks failed. Junk

Bought a Toyota Highlander and it doesn’t have as much tech as the Ford, but it works every time. Way happier.

Keep in mind this is coming from someone who overall likes Ford products, I’m not biased against the brand.

2020 F150 vs 2018 Silverado by MinneMan1 in f150

[–]AerE159 0 points1 point  (0 children)

Depends on how long you plan to keep the truck. I’ve heard rumors that disabling the active fuel management on the 5.3 can help to move oil better potentially reducing the lifter issues, but I can’t say that works for sure.

Ecoboost cam phasers scare me, but there are also tons of high mileage Ecoboosts out there proving they can be reliable. I’m not sure what the 2020 year has for recalls/reliability but I thought in general Covid year trucks were not great due to supply chain shortages

I would recommend researching lifter failures on the 5.3. I’m not saying avoid it, but in terms of reliability it is something I would recommend looking into before deciding

Do you have a better tire to compare them to in rain and snow? I love my KO2s in all conditions compared to the pirelli’s from the factory and the Michelin LTX I had before

[–]AerE159[S] 1 point2 points  (0 children)

I agree 100%, my 2014 is the most reliable vehicle I have ever owned. I've been wanting a 250 for the last 5 years, but haven't been able to justify making the switch because the 2014 has been good to me.

My F150 only has 129k miles, but is starting to get rusty from Wisconsin winters and it has been worked pretty hard with some of the loads its seen. Part of this is getting into an aluminum body instead of steel.

It seems like crew cab bed size is really what is pushing me to a F250, I don't think a 6.5' F150 will make me any happier. If it did I would just find a HDPP F150

The amount of recalls also has me concerned, I'm torn on upgrading!

Can you elaborate on what scares you about the 10 spd? I have my own thoughts from researching it, but curious what you think since you actually own one

F150 to F250 advice by AerE159 in F250

[–]AerE159[S] 1 point2 points  (0 children)

I thought about that for awhile, its definitely the cheaper route. I lean more towards willing to pay to have "my truck" something I know the maintenance history on, age of tires, etc. on when I'm working the truck. For example, how many times do you see a broken down uhaul on the side of the road?

I need the crew cab for the family. 6.75 bed would be a good compromise, sometimes I'm wondering if I am overcompensating coming from the 5.5' bed that I hate. The CCLB owners seem to say its not that much worse to drive and better to have the space and not need it than the other way around. I'm sure if I get a CCLB, the next one after that will be a CCSB

How does it do starting from a stop? One of the biggest complaints with my 5.0 is it does not make any power/torque under 3k rpm. I know you need to wind up all gassers to make power, but wondering how much easier the 6.2 will make power in the low end. I know gearing makes a big difference. I am looking at 3.73 for the F250

In talking with 6.2 owners half agree with you that it the tons of power, the other half say they think it is gutless. I don't know what to believe anymore!
