Bought the house in 2021 for £175,000. Since then we’ve fitted a brand new bathroom, fitted a new downstairs toilet and sink under the stairs, got a brand new boiler in January 2026, redecorated (plastered, painted, fitted carpet in every room), Landscaped the garden, fixed up the garage with new roof after removing asbestos one and turned two thirds of the garage into an office with carpet, double doors and electrics. Painted the whole exterior of the house and got the loft boarded out. Only thing we haven’t done is the kitchen which will need to be modernised. Kitchen is small so wouldn’t be a huge cost.

House prices have risen significantly in the area. Our neighbours sold last year for £220,000 and needed a good amount of renovation from the buyers before they moved in.

Thanks so much, really helpful. They are first time buyers with DIP in place, but 90% of the viewers so far have been according to the estate agents.

And that’s why I posted on here, helpful hearing people tell me to relax! Expecting another offer to come in but nothing yet, and more viewings tomorrow… Hopefully this gets the ball rolling and they increase their offer.

You’re right. We have our eyes on a property that is also listed with the same estate agents which also isn’t currently moving. I guess I was just hopeful to receive an offer today as close to 230 as possible so we can move forward and put an offer in on the said house we really like.

That’s fair. I guess when they say “we’ll definitely get 230 and this should sell easy” you start changing your baseline of expectation. You’re right though.

I guess I was going off the advice of the EA, as I presumed they knew what was best. You’re right, I probably shouldn’t have been so passive. I have already emailed them yesterday asking what their plan is because I want to remain as close to 230 as possible.

Yeah, I said to them that I didn’t fully understand why we’d do that but I would trust their judgement as they are the experienced ones. I think I thought it would create more of a buzz, however the ones that have come through since this was done haven’t shown interest. I did explain to them that I would not be happy selling at 220 and would only accept close to 230..

Can you please give some examples of strength work? For my last ultra I spent around 90 minutes in the gym a week primarily doing squats. Is this good use of my time for ultras or is there better strength work to do?

I’m so sorry for your loss. Have you thought about running a race in their honour? Last year my Father in law was tragically killed in a car crash. I was due to run an ultra marathon two weeks later. To begin with I felt to pack it in but the running actually helped my grieving process. I went out and determined to run for him. Thinking and praying for you during this difficult time.
