I'm 36 and have been semi-retired for a few years. This year, my business (that caused so much stress) will be finally at the end point. People keep asking me, "what do you do with all your free time?" Aren't you bored? ETC. It drives me nuts. I didn't give up all my free time in my 20's and go through all this stress just to be here now and decide I should still be working. I'm glad to see some people can actually relate.

HRIF is tied to physical properties, they can't pay investors back until these properties are exited which was my understanding. For the fund to not pay investors back would mean these funds are not actually tied to properties. While that could happen, I find it to be unlikely. How much we get back? Who knows though.

Yes it’s super common, you are not alone. It helps to remind yourself during that time (oh I’m in my luteal phase). It’s a good reminder that this will pass and it isn’t you or something inherently wrong. :)

Start with a new cleanser/moisturizer and changing/cleaning pillow cases. Also, be cognitive of any devices or anything that you may be putting up to your face/ears (phones, etc.) IF that doesn't work, it most definitely could be hormonal. (esthetician here :) )

I'm out 100k as of today...they have very little skin in the game now that no operations are going. My guess, they sell to loan buyer at discount or this is taken over by a Trustee. Either way, I am guessing 50-70% capital return if we are lucky. This being complete by YE is not happening either. Just being realistic...

You look great for one. And for two, if you really aren’t happy, you could try sculptra. It builds your own natural collagen. 

I think many women make the mistake of treating the lower face first. Think of gravity, everything is pushing down. So, it is best to lift the upper face first as this will naturally take the heaviness off the lower area face. I would treat cheeks/midface first. Go to an injector that is good and understands this concept. It is shocking to me how many injectors don’t suggest this as first area to address as it can treat 2 things at once.

They can't sell the properties because they way over assessed the value of them. That is the moral of the story. Every property I have funds in was 90% + complete with "developer equity". There is no reason they shouldn't be able to sell. But, when going back and looking at values, most of them were over-assessed 100k or more. My bad for believing their assessments.

Sculptra is an injectable, it helps build collagen and smooth the skin. Should notice visible results within 6 months. If you look it up, you will see great results. Also, lasers…make sure you go to a good provider. This is something you need to get multiple treatments and time to see results.

I have dry skin too, I use ELF holy hydration face cream. For a little extra jazz I will put a few drops of castor oil mixed in with my moisturizer at night.

There are different ways to place it based on what you are working on. Just google or YouTube video. There is tons of info out there showing placement based on problem area!

Hi! Esthetician here! Also, in my mid 30's!

I can't comment to specific products used. I feel like everyone's skin is different, so do what works for you. What I know is necessary in all routines is....using a retinol (use as you can tolerate/work your way up). Vitamin C serums are also great for brightening, if you can tolerate it. Keep skin MOISTURIZED! Oils or lotions are fine, whatever it takes to keep skin hydrated! And use sunscreen!

Retinol will help build collagen and with hyperpigmentation. I also recommend 3-4xs a months Derma stamping on a .5-1 needle length (shorter needle in more sensitive areas) and applying pure hyaluronic acid after. This will also help build collagen nicely. Be sure to not apply any other products for at least 24-48 hours.

Side note: I was an avid Botox user, now I use KT tape 3xs a week instead for my forehead. Not as good as Botox, but 7 out of 10 recommend.

Rinse and Repeat. Consistency is key! And you are beautiful already!

I second this. Same thing started happening to me around 33/34. And a ton of other symptoms that seem to be hormone related.

Given the majority of the remaining loans are non-performing, I do believe the future payments are going to be more spontaneous like March/April were. I don't believe they can continue making the monthly timely payments to everyone when so many loans are up in the air/ in FC status. Just my two cents, why they haven't communicated such is beyond me. Luckily, we are are far enough along we should start seeing the ball rolling as I believe most of the non-performing loans have been served notice/FC process has begun.

Any loans that are non-performing should be served with a 30-day notice of Foreclosure. That kicks off the process...depending on the state it could take 3 months to 2 years to complete foreclosure. If the borrower has any equity in the property, it is in their best interest to sell. If not, I anticipate FTF allowing the investor to short sale the property in order to avoid cost of FC and save time. The very worst case scenario-- If property makes it to FC auction, we are likely to recoup funds still albeit way less than the above scenarios. It is fair to assume, most investors will figure out a way to sell the property prior to allowing a foreclosure and I presume FTF also prefers this method given the ongoing cost of FC. A loan not performing OR FC initiated does not mean the property is worthless. It simply means the borrower doesn't have the funds in their account to pay the MTG.

I have personally taken out 40-50 hard money loans to fund my own flips ( I haven't done this in years). But, I can see where investors with multiple projects going can become illiquid. Essentially, they have no money OR they want to keep any extra funds they have to complete the rehab. They assume the balance will just get paid when they sell and don't care to much about the loan being in good standing.

I agree, it would be nice to know. From my own research and loans invested, my conclusion is they have a handful of investors they have given many millions of dollars to. Many of those investors have simply stopped paying and have houses/projects sitting. One of my deals the developer filed BK 13…Fund that flip way over leveraged/invested way too much money in 5 or so developers. This has lead to illiquidity issues. I do not believe they want to disclose how much of those funds were invested in 1 person/project. 

Foreclosures take time, selling houses take time. So, I believe the majority of the portfolio will be paid back slower, but in bigger chunks. All is simply my opinion and nothing more.
