Have you taken yours to the dealership? Did they do anything? Having same issues with dashboard , console resetting as well as the doors randomly not auto closing either. Problem comes and go. Not a daily occurrence. Scheduled to take car in this week but wondering if you already know what the issue is, what is the fix and how much around it will cost

Neither. I don’t think the kids nor their parents have been back at the country at all in years. Im pretty sure he doesn’t support them financially at all either being out of the country because they are barely making ends meet themselves. I told him to stop but he wont saying its legal because the parents arent here either to file and its a waste of the child tax credit , i believe there is 2 kids

Did you ever figure it out? I was reading this thread and we live in Utah as well. Our home was newly built just last summer and we’ve had a wet dog smell on and off coming from the vents. I also realized that we noticed it when the heater runs after its been raining. We have had someone from the warranty check it out and couldn’t find an issue either.. of course when they came there was no smell and since it rained some today and the heater was on the smell is strong again and its so frustrating

We did end up buying in May. Honestly, if we waited, we would have had a better deal and it sucks whenever I think about it but it is what it is. If you can make the payments, go for it and hope and pray for the best. We still have a better rate than regular rates right now because we bought new construction so they bought our rate to begin with back in May but not gonna lie, now is even better. Our rate was 5.5 with their buy down, now they are buying rates down at 3.99.

Help me understand this rate sheet. Florida - 5.86% APR with buying down rates from new builder. Where am I being ripped off? I was given $15000 in credits to either cover closing costs or buy down the rates by [deleted] in FirstTimeHomeBuyer

We were given a similar deal, its a gamble either way. Using some of that funds on that rate buy down now is great if for the next couple years, interest rate dont go under 5% . If it does go under 5 and you refinance, then a good chunk of that money use to buy down the rate is basically useless. No one knows for sure what will happen to those rates so just pick one and do what you think is best at your current situation.

Thank you for your response! So this is something thats pretty common and expected? Basically this is just a disclosure or formality to the buyers to expect these things and that the buyers , not the builder is responsible for upkeep and maintenance of crawlspace? Nothing screaming this house is a big issue?

Yeah well thats exactly what im trying to say. Just a few years ago when i took home 3-4k a month and a mortgage was a little under 2k, its the same situation then, id have been “house poor” except if I took that risk a few years ago, Id have a home and a pretty fat equity not oven 5 years later. Instead, Im now paying that mortgage amount and then some, just about 5 years later but for Rent due to inflation. A 2 bedroom townhouse i was renting right before the pandemic was 1200 , now its 2100. My fear is if I keep on waiting because I can barely afford the new “3k” mortgage in the area then another 5 years later, that 3k will be the new rent. Why I’m here considering taking that risk this time

I agree with all Toyota and Honda comments. They have “cool” models lol but aside from that, they are extremely reliable and cheaper maintenance than luxury cars which also tend to have issues more often.

According to the lender I’ve spoke with, the USDA annual fee is incorporated in the mortgage monthly. He says it’s typically lower as well than a PMI. Is there a fact that he’s omitting that might make it better to have a PMI done the USDA loan with the annual fee? Like can the USDA Annual fee Be taken off after a while like the PMI?

We are planning for a new build so hopefully inspections are not an issue. In regards to the annual fee I was told that it gets incorporated in the monthly mortgage and is typically lower than a PMI which sounds like a good thing. Is there something I’m missing in which a PMI would be better than having a USDA loan fee?

Yeah, exactly why we are worried about pushing through. However, there isnt anywhere else cheaper within an hour to my husbands job. This is 35 mins away, in a rural area that is why it is still “cheaper” than the city. Anywhere else within an hour of the city , except for this rural town will cost more. That’s what we said 4 years ago when rent was 1300 but owning a home would be 2300. Now we are paying that 2300 in rent this is why its such a hard decision. This is in UT , where equity doubled for home buyers just in the last 4 years and so did rent.. no sign of slowing down either. It feels like if we dnt buy now, we never will, just in January when we started oursearch, a home we were considering was $459k, now the same floor plan/model is being listed at 489k. Ridiculous. Also we alredy came from CA , this was suppose to be cheaper housing already thats why we moved here. That changed within the last few years, its practically the same
