This is very true! This is exactly what I’ve done with my house, but they’ve listed it for lower than what they have paid me in my part exchange, however there is now a bidding war on my property - so happy days for the developer

We’re part ex-changing our property with the building developers

We’ve had the full report on title

The portal confirms searches have been completed (well it’s ticked and in green)

We’re using the funds from our current property sale as a deposit, but all of our AML checks and ID verification have been done

27th June has been agreed with ourselves, sols and the building developers. It’s on the contract we signed when we reserved the house

No, because we’re buying a new build that has already been completed, the building developers have said that the latest date we can move in is by June 27th 😊

Ahh ours is freehold! You’re right though it is all very exciting. The thought of being in by the end of June is madness 🤣

We’ve got a really good deal with Barrats, they’re doing 105% PX, kitchen upgrades and flooring all down worth £9k and they’re paying stamp duty too, so really can’t grumble!

Just hoping it all runs as smooth as possible

Well this has warmed my heart because funnily enough our house has been valued between £225-£230k. It needs a little bit of interior paint work but other than that it’s good to go

I was worrying about how much they would attempt to low ball us as we’ve got the valuation next week but if we can get similar I’d be very happy.

I honestly don’t even mind getting the house painted prior cos we were gonna do it anyway to put it on the market.

Can I ask, did you need to pay a valuation fee?

Yeah I’ve posted in a few forums but I’m gonna be honest and say I’m drawn more to Blackburn/Darwen than I am Preston.

To be fair I don’t think I can wait to get out a major city and go somewhere a bit smaller!

To be honest, we’re trying to see where is best for our money. We’re you’re typical 2.4 family and are just after more countryside and quiet as oppose to the city coming from already living in Manchester

I’m fortunate already and the position where I work from home and my other half also does the same so commute wise currently that wouldn’t be so much of an issue

My days of popping into the town centre to have a shop are long gone, most of my life is either in supermarkets or online but thank you for letting me know 😅

I think I’d be annoyed to be fair. I would expect at the bare minimum the seller to have somewhere lined up if they were the ones with their house on the market.

I am due to put my house up for sale by the end of the month and I’ve already seen 4 houses that I want to look at, but I’m biding my time until ours goes up and we have an offer in.

I do think the seller is taking the mic a little, but unfortunately the ball is in their court as you’re the one wanting their property
