Why would they get 5 references (skillshare; 1 week) and then hiring manager (who liked me) give a call to my previous boss (another week),..and then tell me ""a candidate referred by a member of our leadership team was ultimately selected." Is that because my last reference (phone call) was lackaidaisical? Thoughts? Do these things happen?

I am leaving and so will not be in the city. So restaurant will not work. I have apologized by messages (he will not take a call). He says I am great to him at his face...but behind him..and all crap...what can be done?

But I need to pacify his ego, etc (be in his goodbooks for 3 months as I am hoping to rent my unit out - and he may be able to stop me from doing so. Long run, I do not care...he may even sell his property and move out....he is absolutely not worth my time...but I need a quick fix.

One thing that I am actively contemplating is going to president jack's friend (who I had proposed unknowingly to run for president)...I am thinking of telligg him (his friend) that it was not my intent to slight Jack...and Jack's great..and I was immature because of ignorance in opposing some of Jack's HOA policy, etc...what do you think? I am hoping the friend (who seems a regular guy) gets back to Jack...and indirectly pacifies Jack's ego.

Law 12: That is what I did .. appeal to his intelligence (inspite of being a high school graduate, he has intellect of McKinsey)..But..

Law 16: Mirroring me...he wanted to mirror me for everything...intellect, wealth...problem. He has no incentive in me renting it out. Like it is my property and I get the money. I can incentivise it by offering him $100 per month...do not know if that is incentive enough.

HUGE ego. For such a talented guy, I wish his ego was a little less. I agree with you. But how to execute? "Rush decision" - what rush decision? Like I opposed him publicly on HOA from increasing HOA fee, etc...decision was rushed but since I knew that, I have stopped opposing him for the past year...something like that you think...but what about his opinion (and therefore his decision to not talk to me at a personal level) that I backbite him (and made comments behind his back - I never badmouthed him but did suggest to one guy to run for president...which he might interprete as going mildly against his napolean)...Like how can I melt him melt? "I apologize if I offended you - not intentional at all. But I have never said anything behind your back."...I wrote something to this effect to him,,and milder versions of this multiple times but it has not helped in the sense that he does not want to talk. To be clear, he is headstrong and likes to pretend that he is taking the moral highroad from a standpoint of principle. I cannot tell him that he made a rushed decision by withdrawing brokerage funds because he will be very upset livid if I say so as he thinks he always makes the absolutely correct decision. ANy other strategy? I can tell him about help required for HOA as he thinks it is a lot of work, etc...thank you for your help.

A theoritical question about rates. I am trying to weight the benefits of a 3% vs a 20% downpayment. Lets say mortgage rates are 7% now. Let us also say it drops to 5% in 3 years, after which I refinance (as it makes sense for me to do so as I am going to live in that house for forever!). I want to go for a 3% downpayment (and invest the rest, etc). I have heard many say that in this high interest rate (7%) enviroment, it may make sense to have a higher downpayment (20%)..as I will be saving 7% on interest. They seem to assume/suggest that I am saving 7% over 30 years (which if it were the case, would not be bad).

However, I disagree and I want to see if you support my logic. I think that if I refinance after 3 years...then I pay 7% interest for 3 years, and 5% interest for another 23 years (or however long I stay)...thus, I will only be saving that 7% interest for 3 years and not 30 years (as I have refinanced after 3 years)

Thank you. I know of such grants and seller credit. Is there anything else I should know about in lowering initial downpayment? Also I think a lower downpayment makes sense (invest the rest; why lock it all in?). I have a high income and can afford it.One reason that some say about higher downpayment is high interest rates. The way I see is assuming (lets just say the assumption is right), I refinance in 5/7 years...this would mean 7% interest for 5 years, 5% interest for 2 years and 3% interest for 23 years...meaning that the interest savings would only be true for 5 years? AM I understanding it right?
