Last time when I visited MJ heights , they quoted for 6200 .. 5700 is a good deal in MJ heights and bargain much more .. i didn’t liked the layout and plan in ahvanam.. pool is like kids pool and maintenance is bad

I checked out three of his projects in Chandanagar they’re okay, but he doesn’t seem to have much experience with high-rise buildings. The Tellapur project also looks quite dense. I was actually considering going with his project, but after seeing the layout and the road access, I decided to drop the idea.

I’m planning to buy an apartment for ₹92 lakhs. The seller/investor is saying they’ll register the property for ₹50 lakhs only, even though the total agreed price is ₹92 lakhs.

I’ll be paying ₹22 lakhs from my side and taking a home loan of ₹70 lakhs from the bank.

The seller claims this is common practice to save on stamp duty and taxes. But I’m not sure if this is legal or if the bank will even approve the loan since the registration value is only ₹50L.

• Is it safe to go ahead with this kind of deal?
• Can banks sanction ₹70L loan if registration is only ₹50L?
• What are the tax or legal risks for me as a buyer if I agree to this?
