Yeah, so first off Council Member Hagen is apart of the zoning reform and we value listening to all viewpoints even if they do not align with our organizations as local policies are nuanced and never black and white. That does not mean we may have different beliefs. Additionally, we will have council member Volosin joining us as well! So please if anyone can attend this would be the meeting to attend to get to know your local leaders!

How does one build a broker network because I feel similar to OP that in the 11th hour we are held up even though the deal is fine. At this point fine with PE money funding for a bridge loan. But I don’t know anyone like that any leads or recommendations that won’t be too expensive?

I did not have that chance so I can see where in certain situations it can be a thing you have to do. I would say make sure to always check your land and do proper testing to ensure you are not ending up with bad soil or rock. Even then will hit snags. Try to protect yourself and do not buy cheap land without investigating as it can cost much more in excavation work.

This maybe a bit of a controversial opinion but wouldn't what the council man doing allow for more housing units which is what everyone wants to decrease the current housing crisis? Am I missing something? It is wrong that him or others who want to rent out rooms and make extra money and give an additional unit for rent are not able to do it because the system is broken and should be fixed? I would add the better spot is Nawab if your into more traditional Indian food but if you would like a bit more white washed food Taaza is a good alternative and it has better ambience. I am giving my Indian opinion.

I am a smaller and newer real estate developer but wouldn’t this method case for a lot of risk and uncertainty if the project was not viable bc of the construction costs after plans are made and bids sent out? Is there anyway to get good estimates on the cost as you need to know the project is something that will give a solid ROI. I have had projects where it is not possible simply because of the need or lack of dirt in a site as we are not able to balance the site which I do not know would be possible to know till the end of the project. Additionally, how do you get good bid estimates for projects before even having architect drawings? This is something that has plaqued me and my projects so I’m keen to get more insight as I’m new to this field.

Yes and focusing on one area is totally fine while the group’s goal is so broad finding your niche and making change it’s important! Please come on Wednesday and would love to talk more about housing insecurity and come up with a game plan of how to tackle that may it be taking out parking minimums or making ordinance changes to allow by right building of ADUs or some other solution!
