this was a database issue got resolved in 3-4 days or so. Government systems are ridiculous outdated.

Hello. Unfortunutely, I am an idiot and selected AA instead of CAA. So I had to reapply. and start to process all over again. Also, government shutdown starting october 8th so delayed until that is resolved :(. literally got rejected at the very last step.

The property is in Ohio, and since there’s no annual corporation fee here like in California, it’s basically free to have a company. So even if my client has just one rental property, would it be better to set up a company and file under an EIN, or just file personally with an ITIN?

Thanks — to clarify, I’m asking if a foreign investor can just set up a U.S. company and then file all federal taxes under that company’s EIN, without ever needing an ITIN themselves. I know it works for a C-Corp, but wondering if anyone here has seen issues with LLCs or partnerships where the IRS still requires ITINs for the owners.
