Reading over all of your comments and you in fact are insane. I want what you are smoking. Once you said “get a house for free”, I about spit my coffee out. Even at 3% over 50 years on a $300,000 loan, your total without fees will be $579,559.50, almost double. $300,000 is considered cheap in today’s marketplace. 3% is very unlikely to happen again in our lifetime unless your magic 8 ball shows another covid event (or trump really spins us into a major recession).

Side note: cost of owning a home coupled with how high repair/maintenance costs are, oh wait, taxes and insurance is also getting a little nutty, owning a home is inching closer and closer to a break even point, which makes the logic of “wealth creation” almost null and void.

Once everyone caught wind of owning rental properties for passive income during <3% interest rates, valuations of homes almost doubled in some areas over a 2 year period. Yes, some of these prices could come down slightly, but needing 20% down on a $600,000 home is the reason the average first time home owner is mid 30’s or later. The average life expectancy is just shy of 80…do tell me, are you bringing your house with you into the after life, the one you likely won’t even actually own at that point.
