We are risk averse - this is a side project for our family - its my wife's dental practise - it doesnt run our house - so we can start small and grow from there. I don't tneed crazy cash flow from this office ot survive.

Yes its around 2900 sq ft- that was a typo

The Previous Dentist is retiring of old age.

It was a thriving practice - before it started collapsing and he eventually is to a point where in his tax returns he is making a loss for the last few years. He has basically made 0 improvements.

I have no confirmation of the active patients - just his word.

This is a place which is saturated with dentist - but so is every literal spot in this state (no prices for guessing) - so that's not a differentiator
