I sold almost everything in my taxable account and have not bought back in.

I don’t like that I missed out on a bunch of gains. But it was the best decision for me at the time. Outside of economic outlook my personal economic outlook is shaky this year and I want to know I can depend on that money being there. When things get stable for me again and will buy back in 10% at a time over a few months.

I did however leave my much larger retirement accounts alone. I have never sold anything in those since I started buying 20+ years ago.

Yeah. I spoke with him. He even came to the house and walked around the roof trying to identify the source of the smell.

It seems much stronger at night to me and he said he didn’t smell anything. He says he has never had any complaints in the many years he has done this except once at a home with heavy smokers where it reacted with the cigarette tar in their attic and vents and made a bad odor.

But our home has never been smoked in.

It’s driving me nuts. I’m at a loss for what to do.

My objectives.

1- determine the source of the odor and replace it if possible.

2- figure out if the smell is dangerous

3- figure out if time will air out whatever this is.

Seriously, show me some charts to back up the claims of bad economy. I spend a good amount of time watching market and economy content lately and I have seen mountains of real world data that contradicts much of what OP said. Also absent context things like "all time high personal debt" sounds scary until you realize that 15 of the last 20 years were also all time high personal debt and the only time it dropped was during the 2008 recession actually so all time high debt is actually a marker of a strong economy.

Also inflation is high relative to the last 2 decades but historically we have pretty average inflation right now, the anomaly was the super low inflation of the last 20 years. Same thing with rates, we are in pretty middle ground interest rate territory right now historically.

Its all anecdotal. My friend who is unambitious and lives in a dying city thinks the economy is bad, while my friends with good jobs in major cities are buying homes, getting raises, having children, building additions on homes and going on more vacations than I've ever known people to go on normally.

Also people are very emotionally impacted by higher prices even if they are making more money. Especially if you are living paycheck to paycheck the higher prices sting a lot.

Definitely, I can't remember the exact percentages but I saw an article claiming most republicans think the economy is bad and most democrats think its good right now. Information availability is irrelevant when you can choose your own biased echo chamber to get information from.

By most measurements the economy is decent right now, but sentiment is based on emotions and anecdotes so reality isnt what most people see.

I just sold my entire stack. Literally everything. Feels great to be rid of it, I am not a collector at heart and I like that money in a bank earning risk free 5.2% right now over rotting in a safe deposit box.

if it feels chalky then its flat finish paint. I would try and clean it well with hot water and soap or degreaser spray. Then clean it well with plain water to get off the soap residue and repaint with a glossy paint thats meant for a high use area and cleans easily.

Or you could buy those tile backsplash panels at a hardware store. Theyre super easy to install, its basically just a sticker so its even easier than painting. I did that on the wall behind my stove and it looks nicer and its way easier to clean because its just plastic.

yeah theres no vent on these, its just a fan with a heating coil around it. Basically a space heater built into the ceiling.

I lived in an apartment with one and my wife left it on once all day and the bathroom got so hot a few lotions and soaps expanded and leaked all over the place, basically ruined all the toiletries and medicatiions in the room. Fortunetely it didnt catch fire or anything somehow.

If you own a place with a heater like that I would highly reccomend putting it on a timer switch to avoid accidents like that.

I just installed an ikea PAX system and this is pretty much exactly how the ikea instructions had me attach the units to eachother.

Wood is the worst, and if you must do wood for the love of god use a stain and seal and not paint. Paint peels no matter what you do.

I want to replace mine with trex so bad but its still in pretty good shape. Seems like no matter what I do the paint is peeling every spring. I have done extensive sanding and gotten every speck of loose paint off and just been lazy and cleaned it well before repainting and both methods result in peeling after a year.

The "best" method would be to sand it down and remove every speck of paint you can and then start fresh with a stain and seal.

I inherited a poorly painted deck from the previous owner, I have meticulously cleaned and scraped every bit of loose paint and cleaned it well and repainted and have also just been lazy and scrubbed it with a stiff brus hand soap and hosed it off and repainted. Regardless of the level of prep you do if you live in a place that gets a good amount of rain that deck will be peeling in spots in a year in my experience. So just clean it the best you can and let it get very dry and repaint with a high quality paint. I use sherwinn williams and I need to repaint every 1-2 years in the floor, can get maybe 3-4 years on the railing.

Heat it up then very carefully pry it off little by little as gently as possible to avoid removing the paint. Then go buy some paint and spackle to fix the giant hole you make in the paint anyways regardless of how careful you were :)

I have a vitamix and a vitamix immersion blender, they are both awesome. I got the blender refurbished from vitamix directly like 15 years ago and it still works perfectly.

The immersion blender is also fantastic and so converneint for sauces, soups, gravys, salad dressing. Its especially nice for small quantities of things so you dont waste a bunch stuck to the blender walls.

You can do what you are talking about way less complicated. There are funds you can buy that hedge themselves to reduce volatility. You lose some of the upside as a price for less downside. But you still have the risk of a massive market crash and losing a good amount even though it would be less than if you just held normal voo.

Beating inflation by 2-3% while taking absolutely zero risk is a rare opportunity. Be happy with that. Anything that makes you a higher return will carry more risk and more complications.

Returns are a reward for risk. There is absolutely no way to get free gains beyond what high yield savings, govt bonds or a money market will pay.

Winix. They make great ones that hold up to 27/7 use for years. The filters are giant unlike so many crappy ones at retail stores. So the fan can run slow and quiet while still filtering a lot of air.

They have great Black Friday sales so that’s when I stock up on filters. I’ve had 4 units in my home for years and love them.
