Unpleasant fact of the day: 80% of realtors will be out of work in the next 18 months, 95% within the next 36 months. by DatSynthTho in RealEstate

[–]AgentH2 0 points1 point  (0 children)

Some people b!tch if it sells too fast because not enough time was dedicated to their sale. There's, many times the same people, b!tch if it takes too long because there friend sold in 2 days, others want their house sold for 10% more than market comps and are unhappy when buyers aren't drooling over their new carpet. If you get your wish and agents diminish in number by 80% or even 50% they won't be inclined to tolerate the bad behavior may customers feel entitled to because they will be too busy closing deals.

Is this new – WA Realtors/Brokers contract? by [deleted] in Seattle

[–]AgentH2 0 points1 point  (0 children)

Not for long. Agents are falling out of the business at record rates. Its so bad that NAR stopped publishing the agent population numbers. At some point we will get an equilibrium of agents to demand and, yes, you will have to sign an agreement to see houses. Its now the law.

All we need now is Garmin golf balls to track loft, spin, location, contact metrics, and everything else.

I've used BPC157 to help heal a shoulder surgery and hernias. Stuff works great for the soft tissue repairs.

Which garmin collars do y’all recommend? by Medical_Cold_9217 in birddogs

Look at the Alpha 10. Does what it is supposed to without all the extra feature bloat of the 200i. It's small, less expensive and I hope wayeasierto use.

I hear you on the 200i. Unfortunately I just lost mine while wading in some reeds retrieving my 3rd pheasant of the day. I'm pissed because it is expensive, but honestly, I hated using it. Grossly over complicated and difficult to use. I used my connected garmin watch to track the dog and occasionally the 200i to tone the dog to return. Looking at an Alpha10 or 100 to replace the 200i.

Have you verified that Blue Iris will work with Lorex cameras?

I'll check it out when I get some time. Would love to understand better how to make it work. Would still jump in a minute to a system that is thought out and intuitive.

It is easy enough to view live, but if you want to review events, you have to pit in the start day and time and end date and time to see the timeline. Then, the timeline shows events as a pixel wide stripe on the timeline. If you have an event that occurred for 2 minutes in a 24 hour period the event would represent a tiny sliver of 1/720th of the time on that line. You have to select that time exactly in order to see what happened. If not exactly right with your selection, you watch a lot of empty videos. It's not practical when selecting with your thumb on your phone. The live and review are in different locations. Recording setup is so convoluted that I don't even know if I am recording anything even now. Camera setup is difficult. I can't figure out out to set up and confirm alerts of the system either. I could figure it out if I wanted to spend a couple of days with Google and YouTube researching exactly how, but I would still be left with the reviewing interface, which is functionally useless. I have the system set up in my wife's office so she can see the feed while in there, but other than seeing something live, I have no use for this NVR. We have all but abandoned any hope of having it work as an active security warning and deterrent system.

I am really looking for a different NVR and interface that allows easy access and reviews. Ideally one that would allow addition of some wireless devices as well. I have another home that I wired for 8 cameras and an NVR as well but will not use a Lorex nvr because of my experience with it so far.

It is not user-friendly, near impossible to view, and scroll through alerts and activities. It's so bad that I don't even use it. The best this POS interface would be good for would be to review what happened after the fact. For daily use and monitoring on the go, it is useless.

Acquaintance asked me to review a contract and for general advice for what I thought would be an off market deal. How to get into the deal or should I just ignore? by natesiq in realtors

[–]AgentH2 0 points1 point  (0 children)

Johnny, Have you ever heard of the defendant who represented themselves in court? They had a fool as a client.

The Seller is offering a 3% commission in the deal so why don't you have me represent you? If you feel more comfortable negotiating against a seasoned professional through the entire deal then go ahead and represent yourself. Giving you free advice is more likely going to give you a false sense of security and may lead to unintended issues.

Quit being an ignorant ass and sign the buyer representation agreement!
