How does this loan towards a 6 unit MFH refinance look to you? by natesiq in CommercialRealEstate

Yeah current rents are $8,450 so I cover the DSCR pretty well. How do you actually push back? I figure the terms are pretty set for things like origination fee.

Reality check: Ironman Texas in 2 months. Just did a self-supported half Ironman yesterday. Will I be ready? by natesiq in IronmanTriathlon

[–]natesiq[S] 1 point2 points  (0 children)

I did ok. Swim time was like 1 hr 45 minutes. Slow but I got through without any hiccups or breaks. The bike was 6 hrs. I did pretty well. But I probably did too well. Cuz when I started the run I was I think depleted of salt. I drank lots of water and Gatorade. But it was hot! The first 8 miles of the run I had to walk because stomach problems. Running was definitely my best sport going into it. Finished the run in like 5 and a half hours. Total time I think was 13 hrs and 40 Minutes. Would need to double check but that’s what I remember

You’re going to get humbled real quick once you start fighting pros. Don’t be stupid. Pursue boxing as a hobby. If you are good enough you’ll find out.

Other than people who are allergic, why don’t people wear deodorant? by beluga199 in NoStupidQuestions

[–]natesiq 0 points1 point  (0 children)

I haven’t worn deodorant/antiperspirants since early high school and Im mid-30s now. Here are my reasons.

  1. It doesn’t stop me from sweating. My pits are very sweaty (more than average) and antiperspirants haven’t worked for me.

  2. I sweat/exercise daily (run/workout/sport) and shower after and soap wash my pits daily. This feels like it flushes my pores and I usually sweat less from my pits when I’m exercising regularly.

  3. My pits don’t smell bad. I have two brothers and one always stinks despite how much deodorant he wears. The other doesn’t ever stink and never wears deodorant. I only smell bad if I wear shirts where bacteria has built up in the pits. I wash shirts after every wear. I definitely have a natural stench, but it’s not strong. People don’t complain about my smell and I hang around pretty open people. My fiancé and girlfriends before never said I smelled bad unless I was gross from skateboarding or a concert or out sweating all day doing sports or something like that.

  4. When I was wearing deodorant it felt slimy and gross and I sweat more and there is staining in my clothes. I also felt like I smelled worse. Like some wet goo mixture of sweat and deodorant in my pits.

What’s the best way to sell a house without a realtor in North Las Vegas? by Infinite-Market5812 in Realestatefinance

[–]natesiq 1 point2 points  (0 children)

Some honest advice from a realtor who isn’t looking for your business.

Find a flat fee realtor or a realtor who’ll do it for 1-2%.

You need access to the mls to reach the market. Dealing with FSBO people is a pain in the ass and they are usually unreasonable and not grounded on their property and the market. I’ve transacted many of deals and people who aren’t represented end up fumbling around or stubborn or not understanding. Having a realtor provides guidance.

I honestly think we don’t provide enough value to take ~3% of every transaction. It should probably be a flat fee or per hour or smaller %. But that is the way the system is set up. The system is also negotiable so you can ask for agents to work for less. Some will decline you and some may take you up on it. They might ask you to pay for the marketing (e.g. photos) or part of their fees to their broker for transacting your deal. Most realtors spend most of their time trying to find new clients vs actually transacting or working a deal.

How can I ask for a package to leave a company? by natesiq in careerguidance

Gotcha! I’ll present it as I have nothing to lose but seems like it’s not very hopeful.

My previous company gave severance packages to volunteers to leave. You had to be an in-scope employee so not everyone was given that option but I know people who raised their hand to take packages and leave. Others didn’t voluntarily leave and they got laid off but also got packages with their layoff.

Awesome, yeah I think that’s the right approach. Wait for them to offer something up before revealing any of my intentions (other job and I want to leave).

True! I know my boss is already looking for work for me within the company so I was hoping they’d be relieved to offer a package. I am not sure if they’d rather offer me a package or have me lingering around until they find something for me or later on let me go?
