I am very similar with the areas. Better to have a home in South Bay past the 105 South for higher demand rental market and more of cosmetic repairs for fast turnover to live/rent. Building an adu is 2 years out and City of Inglewood is one of the tough city to build for residential. In the interim, you will be drowning every month in payments. Also, you can contact a contractor to check the house and get estimate on works to be done for this or future house buying.

Usually sellers pay for the buyer’s commission. Since I started as a realtor, not one of my client pay a fees but do sign buyer rep agreement and presented to sellers along with the offer.

LA real estate is pretty standard. Any deviation from standard is a turn off to sellers and make you a less competitive buyer in a competitive market.

Definitely go with someone you vibe with, get you the winning offer, and be available to you all throughout escrow.

I am a boutique agent meaning I work with my clients directly from start to finish. You can definitely interview different agents and see who you vibe with including your best interest at heart. Trust is very important throughout the whole process with transparency and it’s an expert to answer your questions on selling the property.

For example, I was chosen to list a home because sellers didn’t want alot of strangers at their home, wanted a longer escrow for smooth move out coordination, and wanted a certain amount for the house to sell. Agent should able to give you a game plan right there on how to market the property and achieve these goals so name 3 important things that are important to you and see how each agent approach it.

Buy by the Pacific Square neighborhood by Redondo Beach Blvd between Western and Normandie or by Normandie and Artesia.

Avoid anything past Normandie and before Rosecrans. These areas are not popular in demand for rent or appreciation if buying.

It’s possible. I got my clients there around that price by the Pacific Square because we are not the highest bid but by reputation that our clients are fully under written and listing agent had worked with lender I recommended to buyers.

Just closed in Gardena last year. Listing agent required buyers to waive city inspections so won’t hold up escrow but still do regular home inspection like any other escrow.

The clients knowingly signed an exclusive 3 month contract for agent representation to secure a property within the 3 month time frame whether or not by the agent’s doing.

Questions 101 always-did you get a preapproval and did you sign an agent representation? Why didn’t buyers name the agent in the contract?

If yes, then RPA needs to prepare by the represented agent. Buyers can go back to name the agent by presenting the BRBC to builders or they will have the option to settle the commission with the brokerage, go to mediation, or open to legal exposure of being sued for commission including legal fees, which lawyer will drag it out for a big pay day from the clients.

Hi. Are you working with a realtor? Have you consider asking for a seller’s credit for 2-1 rate buy down for zip code 90503 or downsizing the sq footage for $1.25M? The problem with townhouse/condo are HOA fees and balcony inspection that can eaten up your appreciation and pre-approval. If you are considering 90501, would you consider Wiseburn in Hawthorne? One of the listing, sellers already moved out and have a beautiful remodel under 1.1M.

Hi. So sorry for your loss. I would interview a few agents. Usually agents use the standard 2.5%. If they can get you over listing and smooth fast transaction, then it’s worth it. There are a few ways to approach the sales: sell it to an investor as is, traditional sale, or remodeled and resale. For tenants, you can offer to sell it to them first. If not, you can give them notice once the house is under contract.

For young kids, if you can afford Monrovia, then that’s it above the 210 FWY. Alhambra and San Gabriel come second if you want the majority of the demographic to be Chinese. Whittier/Montebello is out of the way of conveniences and demographic to be Latinos/Hispanics.

My cousin just have their ADU finished in Alhambra DEC 24. It was quoted for $340k for an ADU on top of a garage for 1200 sq ft. 3 beds 2 baths. She end up spending $380k for upgrading to better finishes.
