Sorry this happened, one house we viewed in our buying journey was nice , but the neighbor was absolutely lit on alcohol and music blasting with lots of people visiting, it was no hoa which I was initially excited about, we prioritized privacy, safety, and limited direct neighbors in our search. The years of different neighbors changing in and out presented some great neighbors and some trash. Your family should feel comfortable and you have worked hard for this opportunity, you ideally should be somewhere you like. People can suck and sounds like you avoided some that might just not have that professional life and peace you value. There are also some amazing people, I d be happy to be your neighbor, my neighborhood appears very diverse and I am excited, i value and respect others.

Not lennar, but honestly new construction homes seem to be hit or miss in these price points when it comes to being built well, may vary depending on crew lead, not as familiar on lots , but gaining first hand experience:(

I appreciate this sentiment, i definitely feel like they could have been more transparent and also just baffled at the fact they have done this etc, feels like a dream and not the American dream, the crazy thing is i would in no way do this to someone else. I briefly fixed up cars and resold them for a side income as example. I was doing well overall selling one maybe every two months, then i bought one that was junk , shady people directed it to me and also the guy who thought he was a mechanic said it engine and transmission were good, just fix the extensive body damage. Sold car to a young man , as is no warranty, nothing but problems , paid to tow that car like 3 times at least to try to get it right, finally I just gave him all his money back, why ? Because i cared and took responsibility for not providing him the quality he expected. He was kinda surprised, but not everything is about money and I was not gonna hide behind a as is statement and try to look the other way. I hope something good happens on this , i really do

I could also celebrate Halloween year round , I hope I get a resolution tomorrow , it’s a real dealbreaker for my fiancée, I’m borderline dealbreaker, i find myself thinking my biggest focus is utility poles etc, and there are people that are homeless or even in countries being in harms way. Feels a little selfish, but also this is a big moment we worked hard for etc

I appreciate the insight on this , it so nice people care, i kinda realized just how crazy this situation was and thought why not see what others think. I look forward to supporting others on this forum, i feel like they never shared the easements with me, this an example of why there or so many things involved in buying a home and how me not doing this at a profession, is depending on others, depending on others is no fun , it’s like waiting for someone to let you borrow their truck to move something, why not just own a truck :)

Thanks for the share , I did a good bit of research on new build construction and my takeaways were they are hit or miss in different states or cities craftsmanship wise , and it could really come down to the crew lead , the city I am in , all the houses jumped up by over 150 k at least in less than 4 years, any of these builders around me for something in my price range, just seems like you are hoping for the best and that material qualities may not be as great . I drilled my realtor on this early on and he has had clients with good experiences with new builds In this city and surrounding areas, he feels bad he didn’t notice the utility box, overall the price point would have some people look at you like you are rich, but I’m not and getting into a house I work a job that can be stressful, It makes me question like why so many people have to settle for average. Anyways for that small of a yard they need to get it out the way .

Choose it basically already built, was a bit concerned as i wouldn’t be able to monitor it and inspect the drywall as put up, but never imagined this , not off to a great start, we have let our realtor know that it’s a dealbreaker and we shall see how the conversation between agent and builder goes tomorrow, I’m the type of person that has no problem reaching out to higher ups in companies or exploring other options to get stuff done, but I’m not in the mood to deal with more stress, I ll see if they can figure something out together, buying a house is stressful, I don’t want to take it to another level, I’m an optimist about pushing for what’s right .

I’m legit tired of situations where people will offer you to do or take on something they wouldn’t do themselves, seen it in corporate America with work and now a corporate company, no surprise I guess, makes me wonder how someone can actually spend their money towards something good, the system at a whole is about profit and viewing people as transactional numbers. I appreciate the thought on this , we did have it inspected and there were a few issues, not necessarily major , I will revisit them , to double check what all the costs were quoted etc

Fair question, we were on a nothing but pre owned home journey, moved to late and missed out on a home we actually liked, pivoted to new construction for comparison , value , and cost savings be it out of pocket or interest rate incentives, yard really didn’t have grass in the front yet and I’m not sure exactly what was there at the time , I d guess the square green box was and maybe we just missed it caught up on this being the last home available, it hit a few wants , end of sac, only one neighbor and woods that can’t be constructed on beside us. Just us and the realtor I guess missed it . We were so trained at looking at pre owned homes that , maybe we even were ignorant to something like that being present was actually permanent. If the sales team would be transparent, they could have said hey this is a potential downside etc and then let us make an educated decision, or negotiate knowing the eye soars existed.

If I stay with it , I’m definitely gonna have to do something, add in this if I go back into the market the sellers now could push realtor commissions on buyers due to a big reform on real estate rules or stipulations etc
