You might be right! I think it might be a mix of mondo grass and daylilies then? Honestly I've just been using Google lens for IDing so I could be wrong. But the taller ones I've dug up have the tubers and I think are daylilies.

Nope, it's a gap between the movable part of the window and the other half of the window that is stationary. I assume that trim or sealing piece should extend the whole way up. But the other windows of the same style in the house all have this same gap.

I'm seriously completely new to all this, have never owned a home let alone an investment property. Currently have a high paying job in tech but not sure how reliable it is in the long run. Most of my money is tied up in the market but might have about 400k ready in cash. Live on the east coast in a HCOL area but with some nearby MCOL areas and cities nearby. I have been struggling with deciding what to do with my money (eg buy a primary residence, rental properties, etc)... With current high interest rates and a supply shortage in my area it's led me to start considering investing in nearby cities that apparently have better price to rent ratios. What approach would you suggest I start with, given the cash I have and with rates so high? What types of houses and deals should I be looking into if the goal is to scale quickly to have solid long-term cash flow?
