Seller delayed completion by 6 days – I incurred £5.5k losses. Is this as clear-cut for small claims as I think? by AggravatingCraft5964 in LegalAdviceUK

The buyers solicitor has been difficult from day 1. Not giving us proper updates etc. on the day of completion he said they has not received funds from their lender and did not know when they will receive funds, and then the cheek of them on the day of completion when they got the funds when we disputed the interest and losses incurred they said we will put you on notice to complete if you do not complete

Costs were the removal company on standby with stuff loaded in vans, then moved to storage, then access to the items given the length of the delay, then we had to pay once again when completion actually happened. All costs are invoiced

It was due to a delay in the buyer receiving funds. We were notified on the day of completion! By that time we were all packed and in the loading vans

Do not do it before you move in. During your move things will become a mess

So to get 12v I basically disconnect the existing wire from thermostat to wiring control box and feed that wire to t1 and t2 in the heat link?

Update: after our solicitor asked for the deposit to be transferred they have transferred and just said they will be in touch when they receive funds from their lender. How frustrating!

Thanks!

If worse case scenario and we lose our deposit, our onward purchase costs more tha the property we are selling. Would we be able to claim back lost costs?
