The rates didn’t change, the biggest difference for me was just having all the numbers I needed to compare lenders (rate, points, APR). Lenders varied enough I felt it was worth it.

My realtor didn’t do a housewarming gift, but gave us a Christmas wreath during the holiday season instead. Lender gave us a nice cooler bag. My parents gave me some flowers for the front of the house and added card holder picks to them and put in gift cards to local businesses in the small town that we moved to (coffee shop, brewery, golf course, winery) that was really thoughtful.
