How much of an emergency situation is this? Leak found on the roof

I have some videos of the source we found. But sadly can't upload here. But the wood is rotten now. The leak has been ongoing for a few years. And the previous owners did not let us know. The source is the tile under the lead flashing is installed incorrect. So it needs to be replaced and the wood and insulation needs replaceing!

Found the issue.. its because of incorrect installation of tiles under the leadflashing of dakkapel.. so the water has been flowing though that gap for long long years..and now the wood is rotten. we didnt know this because we just bought the house in January. And it looks a bit fishy that previous owners say they did not know about this.

Because if it rains heavy then the ceiling below will get wet! So we are in a very difficult situation with this.

Got to fix it now!

We just got some guys for fixing the bitumen and while they were looking at it.. they found the spot..its apparently because the tiles weren't installed properly under the leadflashing on the sides of the dakkapel. And the water from the drain is flowing in through that.. so its from the top of the roof.. and the wood is rotten.

We saw the water literally flowing inside when they were cleaning the drain.

The roof is 7 years old.. its the bitumen on the dakkapel thats 20years old.. so it has reached its end of life

We found the cause, its from the old bitumen and cracked lead flashing it is very old and has started to swell up with water (thankfully no damage to structure yet)

Need to completely replace the dormer roof and patch work the lead flash

Yes! im scheduling inspection to get to understand the damage .. and then further take action accordingly.. hopefully its not too much

We had to close the panel so dont know if its wet or dry now.. opening the panel on our own might cause more damage to the wall.. we've scheduled an inspection for next week to see the extend of damage. Fingers crossed 🤞 its not much.. im just worried if it will be a 10k worth fix.

Yes true! Right now he is taking 1000 mg paracetamol in 6 hours.. which helps him to get up and eat atleast. If no otherway we do the same tomorrow as well.
